  • In a case like that, I would normally will write up an offer contract that can be accepted up to 60 days provided a further inspection to make sure the property hasn't deteriorated in the mean time. I will then mail the offer with a postage paid return envelope. The seller will either call me to further negotiate the price or mail the contract back signed or I will follow up in 60 days if I hear nothing back. A cash offer stirring a seller in the face is powerful and does work.

  • Great follow up technique mailing the personalized letter with your business card ... I bet when and if he is ever ready to sell ur will def give you the chance to offer. Also did you ask him if he was looking for more properties and if you could add him to your buyers list? He did agree with you now is the time to buy.
