How did you time the conversation so perfectly? I've tried this but the timing is never this good.

I actually had a clock that I was watching. So I knew when my time marks were and when to respond. You could actually do seperate scenese too to add another dimension in case you are trying a long script.

the masking technique depends which video you have on top. I used the video on the left as the primary video so no masking was done their. The second video (which as far as layers go, was on top). I masked that video, effectively only showing the character on the right. For the beer exchange I just slightly expanded the mask to include the beer bottle while avoiding the other character. Key for using this technique is you need a perfectly still camera and no changes to your background.

one way is to shoot 1 of the clips and while shooting the 2nd one, let the actor see the 1st one

If you look closely you can see the errors. Look at the cushion for one, and in the kitchen. He just move the cut out a little at that precise time in the film.

In Vegas 8 just click the box thing on the side of the clip and check mask. Then you can use the anchor tool to draw the mask. Check out my video.
