Though since the 'Qing Dinasty' ended in 1912 (who the UK had the treaty with) and was replaced by the 'Republic of China' in 1912 and by 1949 China was divided into 2 separate countries 'Peoples Republic of China' (China) and 'Republic of China' (Taiwan), UK did not have the HK treaty with either PRC or ROC so the UK may have been legal owner of HK by 1912.

You can't pass this event as a mere lease hand-off. Over time Hong Kong Chinese became a very special people, full of audacity and industry, yet well aware the British Rule permitted their success.
