I go through the whole job of getting the quill and walk up to the house, as i try to open the gate Vald comes running through with his axe in the air. Vald gets killed by one arrow from a guard. *sigh* pick up the key from his corpse.

an easier way to find it is get a horse like shadowmere, and do this crazy glitch i found out about, while swimming in the water mounted on horse, dismount, then mount again in the water, and your horse will run in the water! then position your camera so you can see the water and surface, the vision of being underwater shouldnt be there, then just look around since itl be easier to see, then go scuba diving :D

Unfortunately, Vald is automatically hostile in my game. Getting him to stand down seemed glitched...he'd start looking for me whenever I talked to him through the gate under the Temple of Mara. And talking to him through the back gate results in him seeing you, opening up said gate and laying into you with his mace. The guards just stand back and egg on the fight, and you're forced to kill him. *sigh*
