Your advice is very helpful. We are from the Philadelphia Area. We had an heir property deals with the buyer in place. We found the heir, made arrangements with him to sell. However with a will in place, the executrix's wanted part in the deal too. Heirs, relatives and wills often make clearing title difficult.

We find it is mostly investigative work that we do in order to settle the title issues...but we get it done.
