Ok, some good things and some hopefully constructive ideas:

On the positive, your tone is very nice. Your range is good and the flow is ok, just a little fast... Go back and listen to Ray sing it again, this is one of his signature tunes...

You'll notice he takes his time with it, its a love song, and a very personal one. Its not just about a place, but an emotional connection to the life he lived there, which your version seems to miss.
