  • My mother owns many rental units. I used to have to help clean up after tenants left. I saw places that looked like garbage dumps. Empty bottles of booze, rolling papers, even syringes... That wasn't anything compared to the refrigerators full of rotted meat. She got rid of most of her problems by getting out of trailers and apartments to built new houses. Now, I just passed the bar exam and plan on doing landlord/tenant cases!

  • In the UK they can join landlord referencing service LRS networking landlords and agents all work together to stop this nonsence in its track. once they leave a property trashed you can tell every other landlord about it

  • i have two kids and my place is never neat as pin but cant see how people can live in that kinda filth their a diff between being untidy and be a filthy pig

  • the bastard law is on the side of a tenant, i am all for bad landlords getting punished but in what way is a bad tenant punished? Nothing, no chance of recovering your rent owed, damage to property. Oh yeah we can keep their 'deposit' or we can take the to court for defaulting on rent - please in the real world there is little hope in getting bad debt and you end up spending more money so its not worth it.

    you could always deduct some cleaning from the deposit.

  • This is only a little worse than the home I'm now renting was when I moved in. And lucky me, I got to spend three months cleaning up after the previous people. I don't understand living that way. :(

  • @tmgermann You know they say that the humun race will evolve a sub species. I think its already happening. But the positive thing is it makes you relise how much of a better person that you are.

  • I've had some rental homes tore up. I've had tenants that fell behind on rent, I understand that, no hard feeling there. I've had other renters that though it would be funny to wreck things up before they left. Problem for them is, I know where they work and what car they drive. I can trail them to their new home, usually to a relatives house. Then I can take out my frustrations in a constructive way. I can't get compensated, but at least I feel better.

  • Janene, the laws are just as bad in Canada. The renter can force a tenant board hearing, free. The landlord has to pay, and take time off work while the tenant wastes everybody's time with false complaints and outright lies, refuses to pay rent, refuses to leave. Wouldn't you think if the twit hates everything about the house, she'd want to leave? Our tenant is insane, probably evil, still taking us to the board even though she's moved out and the property is sold.

    I know this is just not acceptable by any means in fact its just wrong. I am curious If you rented a home out for say 5-6 years what would be the normal stuff you would expect to be replaced before you rented the home back out.

  • Some people are just freaking scumbags! Hopefully someday, they will put their hard earned money into an investment property, and their tenants will do the same crap to them!

  • Okay as a landlord did you ever once inspect the house? If you give 24 hors notice they have to let you in -- face it you did not do your job and got what you asked for.

    I inspect every 6 weeks - minimum - if they dont like me looking inside there house with my video cam rolling move out.

    Again you did not do your job.

  • This has just happened to me, been trying to evict a man who wouldnt pay his rent, he hadnt payed for 5 months but he refused to leave and with the law being so bloody stupid in the uk he had more rights then me! Anyway he went mad last night and trashed my house and was arrested but and heres the funny part, hes allowed bak into my house!! Can you believe it? He was the first tenant i ever had and will be the last!

  • @janinereed08 People even good people tear up rent homes. They have no pride of ownership and i guess they think it's not mine. They just go from place to place and leave the mess for others.

  • @remax281 This isn't what i'd call "good people".... it's what one calls "disresptful assholes". The laws seriously need to change to hold people more accountable. Unfortunately, the landlords are screwed on the rights and even if civil action is taken and won, collecting from these pricks is another story.

  • @janinereed08 I made the mistake of letting my friend move in to my house. He squatted for the same period as your tenant did, 5 months. Owes me $4,000 dollars Aus dollar. But im lucky he didnt trash mine like he did yours. Is he still in your property?

  • @dutto75man Yes he is still there, he owes us alot of money which i know i will never see. I almost lost my house because of him and he still gets to live there. He is paying the rent now but for how long? Im sure he will get bored and spend the money on drugs like last time.

  • @janinereed08 You should have checked him out. prevention is better than a cure and a guarantor is always a safe bet if its his first rented property. You can get Tenant checks done by Creditsure's Tenantsure service. Tenant-sure.co.uk What steps have you taken to have him removed??

  • you know i'll be honest my first place on my own I didn't leave in the nicest shape, but I can't imagine how you live with an old toilet in your shower.

  • Wow... when I moved out of my last place I felt terrible because I didn't get a chance to mop the floors after the movers finished! I swept, made sure the nail holes were filled in, stove was cleaned, fridge cleaned, bathroom scrubbed... just ran out of time for the mopping.. this is unbelievable! No respect, no pride...

  • It is really a mess, however, it doesn't look like they put holes in the carpets or walls or truly destroyed your investment, more like it is rotten to have to clean up and they definitely should have done that themselves. I think you either clean it or get someone else to and go to court for the costs. Probably will need to paint it, can't imagine they kept the walls too neat.

  • Actually the whole shower had the wall caved in with an old toilet in the floor and there was at least one hole in the wall or ceiling in every room. This house sold and someone is living there now. I wonder what it looks like now.

    It galls me that people can be such disgusting slobs. After a few experiences like that, I would rethink being in the Landlord business.

  • and try to get assistance from the court, i would recommend a private warrant and small claims, attach the mailbox check they get and you will have gas money for life.

  • There is no race in Real Estate. I hope you would not assume that a particular group of people are the only ones capable of such things believe me every walk of life is capable of trashing a rent house.

  • dalmatica, That is by far the worst tenant mess I've ever seen. You're right, I was shocked and horrified! These people must be alcoholics or drug addicts. No sane person would make a mess like this and live in it. The cigarette butts, dirty diapers and food scraps left me feeling nauseous. I hope you received a huge compensation from the courts!
