the west side has infiltrated the east side, and thats bringing down property values, i was raised in east dayton, and it used to be beautiful until the welfare and crack dealers moved in from the west side
TT2...Do you think it's really fair to say that every neighbor of every "investment" property is a "crack dealer"? And, why would you discourage investors purchasing "fixer-uppers" to restore to livable conditions, which can ultimately lead to a major clean up of these neighborhoods?
My mother was raised on seneca ave on west side and it used to be a beautiful neighborhood.The area was immaculate.Than the drug addicts moved in and took over.They moved from east to west and back again once normal hard working people fix it up again.That was 1968.I saybull doze all of Dayton and send the trash packing.

The neighborhood is improving as there are MORE INVESTORS and the City of Dayton has received $29.5 million in grant money under the Neighborhood Stabilization Act to deal with the abandoned homes.
Money needs to be invested and there are heaps of opportunities in the area, just have to have a positive attitude. Personally, I think this video causing a negative impact on the Dayton community.
Dayton Sucks. Period This video is an accurate representation of dayton. You cant have anything nice in Dayton. Someone will destroy it or steel it. Glad I no longer live there. Buying a house there is just throwing your money away.
I own a business in Dayton, very close to the 5 oaks area. After my last robbery the police suggested we close the store and move north closer to Englewood, they said we can not protect you down here, we don't have the man power. This area is a war zone where the crime and drugs are totally out of control. The police do nothing. I personally wouldn't buy a house down here for my dog to live in!
if you buy discounted properties in the hood online dont be shocked if there are a few suprises... a lil trash is ugly yes but can you not rent a dumpster and then bend over and pick it up????
Before 75 went in that area rivaled Oakwood. Great big houses, ornate woodwork. Look at it now, what a waste. onedaytonwoman, what do you have to spend when you have to evict somebody that doesn't pay their rent and tears the place apart because of their own stupidity?

You seem to be asking the wrong questions, you pose the question will you leave in this? Just because you won't live in it doesn't mean someone else won't. Low income areas are cash cows. The properties are dirt cheap, the rental market is strong you can buy a 20k house and rent it for $500 a month. Much better than the neighborhoods where you pay 400k for a house and can only get 1500 a month in rent with very few people looking to rent.

I used to live in Dayton (CW high school '93, for what it's worth.) At one time, Dayton was the cradle of civilization in the midwest. It's a shame that racism and bad government destroyed some of the best neighborhoods ever built. I know economic factors had a play in it all, but... well... a shame. Dayton View neighborhood. I lived in the East in and there are areas that look just as bad. My old man use to work for the waste department mostly west side some areas over there are better than the East. As for the city inspecters they gave us a hard time 4 haveing 2 cars in our parking lot. But they should look around at the ran down houses n trash in their yards than to pick on those who try. and since they were vacate, vagrants came and squatted in them, took out copper pipes and siding to fund their crack habits. i can't and won't be able to ever sell my house for market value again, both homes on each side of me is vacant and gutted and i'm stuck in the middle, so yes, this is very true about property in dayton.
i've lived in dayton all my life and i've lived in my house since '65. back then, homeowners were proud of their properties, took pride and care of them, but then they started renting them out to people that didn't care, because it didn't belong to them.
Dayton is actually great, but as with all urban areas, there are great neighborhoods and not so good areas ...It can all be turned around, but out of state investors have no idea what they are getting into..I simply want people to be aware that a nice ad and pretty picture does not make a great investment. You need to know the area before you make a purchase like this.

What part of Dayton was this in? I do agree.. it very much differs from street to street. I live in my first home in Dayton, on a great street in belmont. Half a mile away, it's a totally different scenario. Sorry you got burned.

We recently purchased a house online in the Five Oaks area. We are now in the area and can give you the hard facts:
1. 7 out of a total of 16 houses are occupied.
2. 7 of these houses are on the Public Nuisance list.
3. The house we purchased needed just $3000 invested JUST to get water and electricity to the house, this does not include any work inside.
Those are the negatives, still we paid almost nothing for this house which was built in 1905 and still has most of it's original character.

1. Don't buy Crack
2. Don't buy Stolen Tool and Electronics
3. Run people out of your yard, don't let them post up in your neighborhood.

Old wooden houses are beautiful and full of history..
But beware of termites,fires,etc taht can lead to high insurance costs.
also it might look charming outside put old plumming,old electrical that is even dangerous causing fires.
