Bad appraiser! Bad appraiser! His company name? "Name Your Price Appraisal?" How about charging $400 for a $400,000 appraised value and $450 for $450,000 appraised value. This guy should be taken off the appraiser registry with that type of track record (i.e. never appraised below a contract price). I guess I'm one of the few honest appraisers out here. Ha, ha! This guy keeps saying, over and over, that he's NEVER appraised a property for less than the contract price. Unbelievable. This guy is actually admitting that he ALWAYS makes sure his opinion of value is at least as high as the sales price! And then he's acting like that's a good thing!! As if other appraisers who submit an unbiased opinion of value are somehow less competent. You should lose your license, pal. You're basically admitting appraisal fraud and you don't even know it!
One key point: What should be done, Mr. Realtor, if the property doesn't appraise, is to re evaluate the offer price. If the appraiser is correct, your buyer is paying too much and needs to renegotiate.
Better consult an experts.
