  • Stay away from any real estate that has HOA restrictions and fees. HOA sharks negatively impose on the freedoms and liberties of the American people.

    HOA (Home Owners Associations) are sink-holes in the real-estate market that should be avoided at all costs. Americans are sick and tired of financial and legal troubles associated with HOA's.

    Run-away HOA fees are nothing but a disaster for the American people on a monthly basis.

  • 1,800 sq ft of setion 8 homes, all over the place.If I needed to move from one of these homes I wouldn't even try to sell it, just mail back the key and turn off the utilities. What a total waste!

  • Can my Mcdonald's job pay for this stick house, tar paper, stuco job. Another ten year home with a thirty year loan?

  • I lived out there in 2002 in scottsdale another paradise lost greed. I hope them homes drop to $20,000  I wouldn't buy one

  • @Krock45bullet They have jobs in Washington, This has always ALWAYS been a right to work state. No manufacturing jobs no unions Just Old people and hospitals and cemitary's. Got plenty of sunshine and 120 degree wheather with 363 days a year without rain! Matter of fact Tucson got .60 of an inch all year long.

  • Hello ArizonaPublic. They are very nice houses for 80 thousand dollars. What is the average yearly income for that area?. I know the housing market is bad. Or is it do to over building? Are there any good paying jobs in that area? Sorry for all the questions. Just looks like a nice place to live. Thank you for sharing your video. Peace,,,,

  • I wouldn't pay 80K for a huge 2 story house like that. The electricity bill would be enormous to keep that huge house cool in the desert. If I lived in arizona I would want a very small house that wouldn't cost so much.

    The demand is when someone says why rent and have the rent keep going up and being harassed by a landlord when I can just buy a house that is the same price or cheaper. Even I would buy a house right now cause they are so cheap but the problem is Im self employed so I cant prove income and its not worth the hassle. Plus Im in california and not comfortable about buying anything here. LOL But in arizona heck yeah great place to buy.

  • @skyding8962 Trust me, now is NOT a good time to buy. You are much better off renting even if the cost is a bit more. Wait until the inflation hits this year and you'll see what I mean. Watch the price of gas, now $3.01 at a gallon, as it gives almost up to the minute inflation numbers.

    Only in the depressed areas is it a great time to buy. Anyone buying a house in the california coast or the other bubble areas is a sucker. But places like in this video or inland california is a great time to buy.

    when inflation hits the rents will just go up higher. If you lock in a mortgage youll be secure for the next 30 years. My parents paying 150 bucks more for their mortage originated in 92 compared to my sister who lives in a 1 bedroom apartment in the city 25 miles

  • @skyding8962 I totally disagree. You can't argue with facts: unemployment continues to increase, inflation is picking up and will further depress the economy. These two factors along ensure a further drop in prices. Not to mention just look at the inventory, quite a bit of it not even on the MLS, the market is totally flooded.

    Like I said thats only true for the bubble areas like in large cities or along the coasts. Inland california and rural arizona like in this video already went through the housing collapse, prices can't get much cheaper. But rents keep going up or at the very worse stagnating. So people have a choice, buy a house or rent a 1 bedroom apartment at the same price. Very easy choice to make. :)

    1Manufacturing is gone unlike the time of the great depression

    2Gas prices will remain high and much higher than it is now

    3The US dollar will buy 30 to 50% less soon

    3)Those that did not prepare or could not prepare will not fair well

    during the great depression 8 million Americans starved to death ,while farmers poured milk into ditches, wheat ,butter into the sea.

    so shocking that most cannot see what is happening

  • One thing I would consider is the quality of the home. During the boom these houses were built so fast it makes me wonder if they are just thrown together. Might get more than what ya bargain for.

  • This house would sell in a minute here in Colorado at 80K. I liked the house with the pool better. I would need a pool, then I could live in Arizona. These cheap houses are a great subject to keep us updated on Mike.

  • That's a pretty good deal, but I think the price will drop some more. Many people are unemployed, and can't afford any kind of mortgage. Also, even with a job, finacing is very difficult to get right now. So I think prices will continue to fall for another 1-2 years.

    I agree, Prices will keep dropping for at least another 2 years (IMO) and with that said, I am most certain that if you were to write an offer asking that the seller pay closing cost and offer a good $10G under the asking price the seller would accept withing minutes of the offer being faxed.....I bet money on it.

  • @ArizonaPublic I agree, maybe even $20,000 less plus have them pay the closing costs. If you have cash in hand, you could get a sweet deal right now.

    I dont see how a price could go lower than 80,000 for that house. The mortgage is already cheaper than what youd rent the same house for in arizona. If the mortgage is cheaper than rent chances are it wont fall any lower.

    Well, Funny you should ask :) The other day while video taping a home a Realtor pulled up in the driveway and we got to talking. Half way during our conversation I asked if I could do an interview. She said she must decline because the agency that she works for made her sign papers stating that it is against policy to talk to reporters unless they have written permission from the home office...Explained that I am not a "Reporter" but she still declined.

  • @ArizonaPublic No Way ! Wow ! Well....let me think.....How about People who still own homes on the Block ? You know, 10 Empty houses, 2 Occupied. Interview those 2 homes. I think you would get a Very Cool Interview. Just hide their faces. I am sure those homeowners are worried ! ..... You have a " Great Interview Presence " about yourself, that is why I asked.     Thanks for the kind words. I'm always on the lookout for someone to interview and sooner or later I will break the ice and have my first interview. Just this morning I followed a pickup truck that had about 10 of those "For Sale" listing post that go in the ground and after he stopped I made conversation with him and asked for an interview but he replied with basically the same answer. "I want to but I can't because my company wont let me" - he did say he plants 30 signs/day

    I have a very similar home just 1/2 mile from the home featured in the video and my taxes run about $800/year and is broken up into my mortgage payments so I don't feel it as much come the end of the year. We are 40 miles west of Phoenix and a good rule of thumb is, Add $100/year for every ten miles closer to Phoenix you get. (Excluding Scottsdale)

  • When I lived in Miami this house would have gone for 320,000 with property taxes around 5 grand. The question is how are the jobs in your area? I'm guessing not good at all....

    Yes they do all look the same...A typical planned community has 4-5 models to choose from. If you want your own style, then you would either have to build your own or buy a home that is not part of planned community. Hopefully now that the real estate bubble has exploded and dried up, the Phoenix area can start to take on more character when it comes to homes.

  • My cousin paid $5000 cash for his 2-br house in "up north" Michigan. It's more a cabin then a house per-se but free and clear other then $600 or so in property taxes.

    All the foreclosures no longer have for sale signs around here. The collapse has happened, now they are going to starve people until they either work, or die.
