ONLY 1 guy can buy at the bottom and only 1 guy can sell at the top.
The smart guys try to sell in the top 10% & buy in the bottom 10%.
R. E. moves slowly (usually) So when you think it is the bottom of the market you have time during the sweeping curve covering the years at the bottom to make a reasonable, educated, estimation & then make your move. If u r 10% on the early side before it hits bottom you are still in. After a few years go by u find the 10% has recovered & u r all smiles again
