  • 3 cents per kwh is cheap compared to here.

  • is this feed off one of youre rental units?

    if so if the tennant pays for the power and you dont ajust the rent for the furances draw its illegal you cannot draw heat power off a apt with out compensation if the tennant finds this out you can be sued.

    i know i manage apts for a liveing .

    and turned my own land lord in for this very thing

  • As a matter of fact, I showed the tenant around the basement yesterday, and explained the whole shebang to her. Her electric bill is $60 over what it was before the electric boiler was installed. $120 now. And showed her how to set her tstat to save electric. So THERE!

  • sorry if i sounded harsh but i hate when landlords don't do this and hope the tennant dosen't notice it.

    as long as you copensate her for the add draw for the boiler it's legal to do what you did.

    you could allways offer to pay for her power bill and ajust it in you're rent.

    how ever you can also write in youre lease for that apt that you will reduce the rent to cover the power costs.

    but i would put in youre own panel and just spread youre costs over the rents for all of the units.

  • I'm the landlord, I don't live there. The tenant that's getting the heat is paying for what they use.

  • Electricity is very cheap here, 3 cents KWHr. Natural gas is a block away, used to be avail, but not since 1960. They just finished cleaning up the waste site from dumping sludge last week, after oozing into the river for 45+ years...

  • Utica, NY been there many times! Yrs. ago I wanted to go thru the Brewery and it was CLOSED....that day! That snowblower looks like something we have here!

  • Looks like a nice installation, everything so neat and clean. It looks like the switching is done with relays, but I think the relays look a bit light to be switching 5,000 watts every 30 seconds.

    Are you going to keep the old oil burning boiler in case prices swing the other way?

  • I lied, the elements are 3000 watts, and the relays better be guaranteed!

    Oil stays, I'll crank it up every few months...

  • After delivering #2 fuel oil fer 20 years, its nice to see people converting to elctric! 

    Good luck with the new system, i'm sure it will be more efficient! (like 100%)????

  • I think that the unit has or should have an outdoor wire sensor. So when it drops bellow a preset temp outside, the other elements kick in...too warm your buns..
