  • Hi - the rental squeeze shows no signs of abating for several years. In '09 over 270K people came to Australia (16. 5K+ came to SA alone) + we had over 300K births over same 12month period + our death rate reduced to all time low of 6/1000. As such we’ve simultaneously had biggest migration boom in numbers, highest number of births & lowest death rate in Oz history, effectively a ‘perfect storm’ for population + economic growth, all adding to the ‘squeeze.’ It'll take something drastic to change

RE INFO SOURCE: As CEO of Raine & Horne South Australia I review approx 20 reports monthly from sources such as the Reserve Bank of Australia, RPData, PDSpricefinder, NRAS, NAB, Westpac, Commsec, Australian Bureau of Statistics, nmdData, Real Estate Institute of SA and Raine & Horne SA's 40 office network.     I've got a property in Ridleyton that I'm renovating, looking to sub-divide and build 2 town houses over the next 12 months or so, once the renovations are complete how do I figure out if it's better to sell or to keep the property and rent it out?

  • @mrlocspoc - Hi Loc, Ridleyton is an excellent area that should see exponential capital growth ahead in the next few years due to its close CBD proximity (went up 7.4% in last 12mths). However SA rental market is tight & getting tighter, so your options are good. I suggest talking to Mark McNabe of rhFinancial (I use him). He's a nationally leading exponent of finance info esp. re investment; then have agent do $ case for each option & finally run it by your accountant. I'll email you Mark's No.
