If a landlord had the right to evict drug dealers, gang members, loud tenants, everyone would be a lot happier and there would be better communities. In Los Angeles these people are protected and a landlord has to pay them to leave their property.
Renters who think Prop 99 protects you better than Prop 98 should know that Prop 99 (by the government and big developers who like eminent domain) provides that the only people who are protected from eminent domain are homeowners who have lived in their property for 12 months or more. It does NOT protect rental properties at all so your home can be condemned and taken away from you. Quit being stupid, read up!
The biggest problem with Prop 98 is mobile homes. Mobile home owners own their home, but rent the space. My grandmother lives in a senior community, and her park owner has already said that when she sells the rent will go from $620 to $1,200, thus making her home worth nothing. He believes that he can then aquire all the mobiles by default and sell the land for development. For this reason alone I am voting NO ON 98, YES ON 99
Wealthy landlords spent millions to get Prop. 98 on the ballot to eliminate rent control and other important renter protections like the fair return of deposits. 98 could also stop future water projects, destroy local land-use planning, erode environmental protections and lead to higher taxpayer costs.
Dear zjustman, 98 will put people on the streets as it does void current rent control contracts by eliminating the "Just Cause" provision. It will have landlords jamming the courts as fast as they can to get the rest of us OUT ASAP. Working class people have to be able to live in this city. SO door poor & disabled. California is not just for the wealthy.
It does not get rid of the "just cause" provisions. You are either sadly misinformed or outright lying to people. All existing rent controlled tenants are protected just as much as they are today. Nothing changes for them and in fact even today when they move out, rents can be raised to market under the current decontrol laws. The ONLY think that changes under Prop 98 in the new market rents are no longer under rent control. It will just slowly be phased out, is that what you are afraid of?
Prop 98 will affect disabled, low-income families, police, fire, schools, and neighborhoods. It will change the face of California. If 99 does not go far enough for you, put a ballot measure that does not evict millions in the process. 98 is the deceptive measure to THROW OUT renters protections. 98 is DANGEROUS to Working class and poor Californians. Mobile Park Multi Millionaire Sam Zell will make an ADDITIONAL FIFTEEN MILLION DOLLARS by raising the mobile park fees on FIXED INCOOME SENIORS
Prop. 99 is the straightforward solution PROTECTING AGAINST EMINENT DOMAIN ABUSE. It provides simple, powerful reform by prohibiting government from using eminent domain to take a home to transfer it to a private developer.
Prop. 99 places this vital protection into our state Constitution to ensure that the government cannot remove it without a vote of the people.
Unlike Prop 98, Prop. 99 has NO HIDDEN AGENDA.
Homeowner, community, and senior groups have united to support this critical reform
Will 99 prevent small business and farmland owners from losing their property to private interests? NO! How about people who have owned their home for less than a year? NO! Ask yourself why such a weak proposition was drafted and it becomes clear that 99 is a trojan horse aimed at defeating prop 98. 98 will not leave people on the streets as it does not void current rent control contracts. 99 does nothing to protect against eminent domain abuse period.
98 is a nasty piece of work funded by big real estate developers and the owner of a ton of mobile home parks to make them big bucks. i own a building; i am not rich; and i cringe at the thought of how many people will lose the roof over their head if this thing passes. this is one of the worst pieces of legislation we've seen in years and uses catch phrases that are misleading and downright lies. advertising is designed to make you buy in, not to say it does no good, only harm.
Almost everything you have posted is untrue. Most of the funding for 98 has come from small owners (10 units or less) who make up over 90% of the CA rental market. You are also cringing for no reason since absolutely NOBODY loses their home under 98.. that's the point! Even rent controlled tenants get to stay in their existing homes with the same protections as before. Under current vacancy decontrol law, when a tenant vacates the apartment goes to market rent.
Owning a building doesn't make you rich. Only Prop 98 reforms eminent domain laws and stops greedy developers from stealing private property in order to raise property taxes. Prop 99 does nothing to reform eminent domain and was created to stop real eminent domain reform. YES ON 98!!
Thank you California voters!! For seeing through the devious scam that the Pro 98 slime were trying to pawn off as 'reform'.
98 went down in flames!! 61% against it!
