@Thiery2864 I follow what you're saying, and with this being dated a few years I certainly see problems with it as well. But this doesn't use After Effects,it's all Maya in 3D, in fact I believe this was rendered as a single-pass with no compositing. (something I'd never do these days)

very nice... especially like the draft of smoke and dust that belts out at street level at the end. Is that all done with particles?

Nah, it's a Maya fluid simulation that encompasses the full scene, the same fluid as the inital blast smoke. As the building collapses the emitter cranks the density rate back up as the fluid has its internal gravity ease in and the emitter is animated to follow the collapsing structure. Since the buildings have stand-in geo to collide with it the rush happens 'naturally'.
