Why is illeagle to discriminate against kids? They are the most destructive to a property worse then pets and you cant rely on their parents to clean up after them or to tell them what is acceptable behavior when destroying property that does not belong to them, I will never rent to anyone with young kids " unoficially " but "oficially" they were denied due to credit not a 900 lol.
Good point Steven. The real issue for investors is to invest close to home in neighborhoods and areas you know well and can keep an eye on even if you bring in professional management. Many of the properties we were involved with were meant to be sold off once rented and rehabbed....some of our clients bought $200k properties sight unseen that would only rent for $800 so they were in trouble from the get-go. Stable employment is a great indicator of what to expect. Here it was what it was!
This is exactly why I only purchase middle to upper-middle income houses. that have middle income rents. Usually people who make +60,000 or more a year income are stable, mature and reasonable. Sure, some tenants damaged our houses more than others but, we never really had any really really bad damage. I would NEVER rent to lower income or government program what/ever tenants. It's just not worth the low rents.
It's very hard. Many of the houses we used to rent were in rougher neighborhoods. This tenant was actually taught to manipulate the system and gets more money every month for each child she has...especially since some of them have medical issues. She is very street smart and, if she could be turned around, she could use those same skills to be productive and live a much better life for her and her children. I have left these areas to others!

I have SO MANY questions!!!
"We'll get it rented again." (I would NEVER want to reside there, knowing this!!)
"Getting out of property management." (I honestly don't blame them!!)
"It's disgusting what these little bastards do." (Well, kids will be kids, but do NOT let them do it in a RENTAL!!)
This tenant sounds too almost cliche welfare-taking, lots of kids & not having a husband for words!!!
