Here's the problem I was planning on making up the missed payments from other rentals that were recently rented while I prepared this for rental. Now I'm facing attorney fees of 1200/1500 dollars plus additional costs. This is a government Fanny Mae insured mortgage their loan is secure. They did not need to accelerate this foreclosure. A phone call would have been appreciated. (In the State of Michigan foreclosure by advertising is prevalent.) (Know your lender.)(Foreclosed in 68 Days)

I'm being foreclosed on by Wells Fargo Mortgage auction takes place 22 Oct 2010 You might want to examine a banks foreclosure policy before you take out the loan! What happened, I have a rental property I was working on (vacant) the Jul, Aug payment not made Sept 02, 2010 letter (Time is of the Essence Letter mailed to me first class(no postmark) on the 08 Sept 2010 I was told property was in foreclosure. (Thats a 6 day warning) Property value approximately 24,000 amount owing 9,000.00

Wells fargo has foreclosed on four families in my pta. All families with steady income, but a doubling of their property taxes that adds 600.00 a month in property taxes alone. Their homes dropped by about 30% in value this bank has no heart please avoid doing business with them or their investors

I put $25.00 in my checking, they transferred to my savings.

I spent $18.09 on the way home.

My savings is now -$6.00 and my checking is now-$34.09?

This is after I paid for overdraft protection (which they readily took my money)

Where is the protection? Why did I need protection? What did they save me from?

Fucking thieves living off of the lower middle class!

I made $9700.00 last year and they feel the need to rip off my last $25.00 and then some?

Wells Fargo uses immoral tactics with overdraft charges. They Posted largest check first then pay all 15 other $2 + ones and charge $35 each for others instead of paying all others and and charging just one overdraft fee for first check. All hit same day but one was a day early. Ended up with $200 + overdraft charges vs $35. I have spoken to many other people suffered same fate.When are they going to do whats best for their clients? any others had this happen?

I had the same experience happen to me. I was charged 560.00 in overdraft charges. I argued w/ my branch manager for two hours to have the charges waived but I was offered no relief. I am in the process of seeking legal action through a class action suit.

they dont process on same day and time point of sale, but there wicked program goes by largest to smallest re-sequencing (manipulating)the transactions eventually leads to the increasing of overdraft fees.

actually my online balance before the batch process my transactions were not showing pending...they all went through even when i called the automated line.(hmm. I dont think the recordings will say pending?)

Banks make money when the income from loans to customers exceeds the interest paid to depositors...show me a bank that will pay prime rate on a small savings...BANKS ARE BUSINESSES.

Actually it is the merchant services that processes your debit card transactions.  So if you go to a grocery store and their merchant services provider only process every 3-5 days then that is how long it willtake to collect the funds from your account. This is not a Wells Fargo fault. This comes to balalncing the account, knowing when you swipe that debit card the merchant has authority to debit those funds be it immediately or days or weeks later.

Once you swipe your card, it is either approved or not. The Highest to the lowest re-transaction method that wells fargo does is what I was talking about. It s a dirty practice. It even made it in an article in the Los Angeles Times.
