  • license is a tax. why are you surprised that they want to tax you?  you live in a democrat run state.

  • Wow, amazing what the legislators will come up with just to enforce more unnecessary, unwanted laws and codes that enslave us, instead of freeing us.

  • What if instead of assigning the contract you do a regular amendment to the P&S contract to change you from Buyer to Mary Smith. Then instead of an Assignment contract you write up a "Property Locator Agreement" for you to get paid?

  • That's B.S!! Good thing I don't live in Tenn. I think this issue has been taken to the Supreme Court and assigning a real estate contract is perfectly legal.

  • BirdDog Transactions vary from state to state. Check locally if it's legal in your state.

  • It requires a license in every State, but if you are employed by an Investor and one of your jobs is locating property because this Investor is just too busy to go out look at a home FSBO him/herself then you are

    working for him/her and you are considered to be doing your job,

  • and your boss should be giving you a pay check, before or after the transaction closes.

    Most of the guys I worked with paid weekly pay checks but you did need to be locating at least 5 properties, also for sale by owner types will most likely not wish to deal with a Realtor at all because of the fees involved automatically, so not having a license can also get you into a home a bit faster then coming in with a Real Estate License..

  • exactly, in honolulu's code hrs 346 is says a realtor can only pay other realtors in another country, state, or a travel agency. i don't understand why the real estate inventment classes always talk about finding birddogs...

  • this just goes to show.... EVERY STATE IS DIFFERENT, and check with your attorney on what is the rules for your state.

  • Great video. I noticed the commission stated that it was gray and NOT Illegal. They probably said that to discourage the behavior. Selling equitable interest is legal by the very nature of the term... Interest... can be sold or assigned unless the contract says it can't be assigned. Also, beneficial interest in a trust does indeed trigger transfer tax. Great job in informing people.
