I just saw this myself, there are 3 buildings. Theres one after the locked door, one next to your getaway boat, and one near where Irvings boat was.

Chainsaw man. Hit him till he crouches then melee him, run away if necessary then hit him again and repeat till he croaks. If he gets up after laying on the ground, stand at distance away from him because he waves the chainsaw around and shoot him till he does not get up again.

1. Get a Rocket Launcher and blow him up.

2. Get a Magnum and Shoot him 2 times.

3. Grenade Launcher Can take him In a few shots.
