In North Philly, there's a tiny little redeveloped area called Brewerytown[lol], which looks nice, but is extremely overpriced. Go half a block over towards 29th street to get an awesome view of houses falling apart, abandon cars and enough trash to make even Oscar the Grouch feel jealous.
That neighborhood has really come a long way in the last decade or so. I remember what it looked like around 2000. Back then it was a dirty and dangerous ghetto. The long time residents that are squaking about "new comers" are the ones who fucked up the neighborhood in the first place. I guess they don't believe in true diversity. Only when it suits their desires.
They also don't have a grasp of free markets and capitalism. Gentrification means safe, clean streets and better amenities.
It's not accurate to call this "gentrification" when it's not the wealthy moving in here. It's people looking for affordable housing in the market place who are just middle class. Teachers, nurses, docs, students -- you now have a truly diverse neighborhood that is not all one income or one race. It's finally getting healthy again, and the drugs and druggies finally have to pay a normal rent and a normal property tax. This is the only way to have schools you can send a child to.

That block of S. Bouvier was a notorious crack market. The taxes were low because values were driven down by the drug trade. Now that the drug is being driven out by all residents of all incomes who are fed up, the houses have equity again, value, so they are paying a more realistic property tax. Anyone who misses the days of violent crack murders in Killadelphia and wants to pay low taxes for that reason is in the drug trade. You have cover the whole story here.
