I was 18 when got my first apartment and I had never even lived in one before but the second someone says "no lease" or "verbal agreement" I cringe. It just seems so stupid because when problems come it's your word against theirs.

If the landlord was entering unannounced, that's something you call 911 for.

If there were no police reports, and no lawyers involved, then there's no proof.

Definitely... The law in most states requires at least 24 hrs notice before the landlord or thier agent can enter for inspection of the property.

.

There are times when the landlord might need to enter with less notice, but generally you'd want them in for those...

Neighbor calls due to water leaking through the wall and finding you're bathroom is flooding from a broken pipe would be a good one.
