we take a vaction here in obx ever year too and every 4 years we have a family reunion with 24 people and this is the only one to hold all of us we normally need 2 houses but now that i have seen this i dont think we should get this place.

Please realize that companies hire people to say positive things about restaurants, vacation homes, hotels, etc. (this was even on 20/20) All these positive comments may be fake. Take them at your own risk.

What was the rental company? Those all seem like rental company issues who are responsible for the general upkeep of the home (outside of the refund denial).

We are new owners of "Ten Down" in the 4x4 area (not familiar with Fat Cat) and were shocked by the number of winged insects this July! Bug spray and pressure washing did not help. Permanent residents of the 4x4 area told us these bugs can pose a real problem if outdoor conditions are just right. However, the other problems you cited (pool etc) are unacceptable. The rental company that manages our house is known for making prompt “executive decisions” when appliances/amenities malfunction.

Perhaps this is a sign of good things to come - remember, our sole intention was to bring attention to the owners and to protect any future renters from their follies. If this video has made them more attentive to the property itself and to the people renting it, then it is CLEARLY serving its purpose! After seeing this, I was extremely trepidatious about vacationing @ Just 4 Play, OBX. My family came very close to canceling the entire trip because of my fears & anxieties stemming from the video. It was not until many phone calls placed to the owners, the agencies, and prior renters that I eventually gave in to giving it a shot. The place was gorgeous! The house exceeded my expectations and then some! Everything worked! No serious bug issues. Lovely memories lasting a lifetime were made.

Recently stayed at at this house, as well, and thoroughly enjoyed our stay and plan to return. Great spot for getting away from the crowds, and the house's amenities made our stay incredibly comfortable. Everything was clean and in working order. The owners were also very responsive to our questions. Our family had a wonderful vacation here and can't wait to return.

My Labor Day vacay experience at Just 4 Play was in stark contrast of ravasoid's depiction of an OBX vacation from HELL. In fact, Just 4 Play made for one HELL of a family vacation. The properties accommodations & amenities exceeded my expectations. Everything was in working order, well maintained (no biblical bug infestations), & logistically perfect for a large party of family & friends. I highly recommend this rental property to anyone looking to make their OBX vacation one to remember.

I just returned from a week long stint at Just 4 Play (previously known as Fat Cat) & had a memorable vacation! As a first time visitor to the OBX- I was impressed by our housing that accomodated over 10 family members & friends. We did not experience what was stated as fact in the video... instead, this retreat from reality proved to be quite HEAVENLY.

The entire house was fully functional & well kept. Both pools & each jacuzzi was clean & ready for our pleasure. The elevator came in really handy. Loved the location! We took family portraits right off the bridge. It's the OBX where wild horses roam, ya know? So I expected bugs. Nothing like this video though. We just kept the outdoor lights off at night and swept any spiderwebs with a broom in the morning. If your idea of vacation is getting away for R & R, this is it. HIGHLY RECOMMENDED.

We made several attempts to contact the owners directly regarding the issues brought up in the video, but we were not allowed to have access to their contact information. Our family to this day has not received a single call, email, or letter from the owners of the property. As far as expecting bugs in the 4 wheel drive section of the outer banks - we have stayed there several times before, same week of the season, and NEVER experienced anything like we did on this trip.

I rented Fat Cat from Aug 14 to Aug 21. There was nothing in non working order. This was my 4th rental at Fat Cat and on the 2nd there was an incident with the pool heater - the owner pers called to follow up with us. The pool guy was there every day to check on it. The owner is the same so I cant imagine his being unresponsive. As for bugs...REALLY? You are in the 4 wheel drive section of OBX...we had bugs as did our neighbors especially at night - never stopped us from having a great time.

Wow! that is very alarming! Fat Cat looks very nice from the website I will be sure not to rent it anytime soon. I hope my rental isn't like that next week... thanks
