I think as long as they get "some" cash flow the banks are happy for now. They just keep tallying the interest and principle and late fees. While they go after the houses/mortgages a few at a time. As long as they get some money they will probably keep you down on the list of foreclosures. The ones that pay nothing they go to the top of the list of foreclosures.

My deal on the housing subject is that even though i haven't had another appraisal since i bought my house a year and a half ago i know the value has gone down. And we were able to buy the house with 0% down so i know i owe more than it is currently worth on the market. But with current rental rates on something comparable it is a lot cheaper to stay in my home, plus i can do as i please with my property and not deal with a landlord. Renting gives absolutely no return on your investment.

I worked for a FC bailout lender in CO. There were banks that didn't close out the FC process for over 2 years. Everyone is just hanging on hoping things get better and avoid FCs and bankruptcy. This includes banks, borrowers, employers, and the FDIC.

If you live in a house that is worth less than you owe on the loan, and you can pay your mortgage, but make a conscious choice not too, that makes you unethical.
If you owed only $10,000 on your mortgage on a $300,000 home but the bank decided to break the contract and take the home from you, would you say that the bank would be stupid not to do that? Or would you say that breaking the contract was wrong.

I've always paid cash for everything. Rented and shared for years, was homeless several times. I did borrow money from a family member to get where I live now, but they never expected to see that money again, and I paid them back soon after anyway -- they were thrilled. I've always just saved twenty dollars a week, and it just builds and builds. And whole life insurance policies continue to help me. I advocate them within reason.
Same here in France. The grandchildren can inherit debts and other headaches here. Actually, it keeps things on a more even keel. People have to be responsible and think carefully about their decisions! There is no personal bankruptcy here.

housing is still overpriced. imagine if when buying a house the buyer had to put down 50%, 75% or 100% of the price? Currently very few people would be able to buy. 'Luckily' the banks have pumped a lot of money into the market so that housing prices can skyrocket... without all this funny money floating around housing would be much less expensive, those who owned would have much greater equity and 'walking away' wouldnt even be on the radar.
To answer your question: I would NOT walk away from a mortgage if it were worth less than what I paid for it.
We as a country need to get away from this stupid notion that a house is an investment. A house is a home, and after you pay interest on the mortgage, property taxes, maintenance, etc...you will always come out in the red.

My home has a few years to go on the mortgage, so far it has not lost much value. A few years ago I was 6 years into a 30 year loan, then I refinanced to a 10 year at a good rate. Never used it as a cash cow, so my payments remained the same. This was the least expensive home in this area, and near doubled in price, but if homes start to fall in price I would dump this place in a heart beat. I would not pay a $275,000 house note in a place where the housing is priced at $150,000. I will completely stop paying the note and live there until they come and put me out.

They worked in the construction industry but that has all gone to hell now so they found a nice house some one walked away from and they broke in and they are living there now.

Walking away from your mortgage is not a violation of your contract. If your home has massively decreased in value to well below what you owe, why stay with it? The govt is going to do everything they can to squeeze income out of its citizens. They won't tighten their belts, but they should. Housing is way overpriced and the banks are partly responsible. This would clear out the markets and could lower real estate across the board.
Built our home in 2004. One of smallest and least expensive in sub. Put 10% down and paid cash for upgrades and partially finished basement incl bedroom w/ cash. Home sold for $175k in 04 now same homes in development are $80k-99k. Across the street just sold for $128k, $100k less than last owner built it for. We were told taxes were $1k per year, turned out to be over $3k. Most of my taxes pay for social/retraining programs. Stopped paying my prop taxes and mortgage as civil disobedience
Time will tell if it is brave or foolish. Could come with very harsh consequences if I do not cure it. If people understood how this country is being raped from within, there would be milions more saying, enough! I did the same with other creditors in January. The summons are beginning to be served. Godspeed to all who care about our nation, or the nation they live in, enough to educate themselves, and stand up for what is right, and point out what needs to be changed, reversed, or eliminated.
I should also add it's not just about the money. I make twice what I did 5 years ago, between eliminated 401k match (we do not have a DB pension) and a reduction in income from the man made crisis, I am making $30k less than I did 2 years ago. It is more the principle of the matter. I could wait who knows how long for my home value to rebound, could be decades. But I cannot ever make up the $18k in lost retirement plan contributions or $40k in lost income so far.

The market climbing means nothing. It is just inflation. Stocks are "real" assets just like gold or silver. The dollar is falling so it appears that the markets are rising, but in reality they are not.

I'm from Michigan and people are definitely hurting here. Seems like everyone is going back to school because they can't find a job, so most likely in a couple years we will see a flood of new graduates that will once again join the unemployed or underemployed.

Well I feel the whole pick up artist thing is sort of an underhanded way to to degrade women a bit. Now don't get me wrong, im not married or even what you would call a ladies man and I agree with many of the basic principles like not kissing up to them and not paying for stuff. Don't forget it takes two to tango. Sure people are wrapped up in upside downs but there was a wide spread myth running through the populace that it was stupid to rent. Why pay your hard earned money to a landlord when you could be paying into your own "ownership". But that "ownership" was based on debt (overinflated debt BTW). Now the "stupid" renters are letting out a sigh of relief and deals are all around. Of course there are those who bought cars and homes with cash only (a few).

I worked for a FC bailout lender in CO. There were banks that didn't close out the FC process for over 2 years. Everyone is just hanging on hoping things get better and avoid FCs and bankruptcy. This includes banks, borrowers, employers, and the FDIC.

I would not normally be opposed to buying silver/gold/copper etc., but currently, every "disposable" amount of income we have is spent on preparing in other wars, i.e. dry/canned/powdered goods. The other thing that would concern me, should we reach the point of being able to purchase metals, is remembering what happened during the depression. All of that stuff was *ordered*, federally mandated, to be turned in to the banks. To have/own it was punishable. Any thoughts or concerns about this?

I have a friend that cleans out forclosed houses for the banksters. He is so busy he has to sub contract out alot of the work.
This is in a medium city in the midwest. He says he is waiting to repo all the new cash for clunker cars as well. Gets alot of money doing it.

My stats..I have an 820 fico score. For over a year I have been adding several hundred dollars to the principle of my mortgage....so I've been keeping up with the decline in my own home value. I have no other debt and for now(knock on wood) my job is secure(10 bucks/hr).
I've been financially conservative and so I would not walk away from my current situation...even if my home value dropped significantly more. This is the home of my children!

If you owed only $10,000 on your mortgage on a $300,000 home but the bank decided to break the contract and take the home from you, would you say that the bank would be stupid not to do that? Or would you say that breaking the contract was wrong.

the spiral has begun, main-street is beginning to spiral out of control.. States can't keep up, and also don't have the funds to provide for everyone, they are asking small business to pay higher taxes. Guess what that means.... pay cuts and cutbacks, and more failures. (more unemployment)

I've always paid cash for everything. Rented and shared for years, was homeless several times. I did borrow money from a family member to get where I live now, but they never expected to see that money again, and I paid them back soon after anyway -- they were thrilled. I've always just saved twenty dollars a week, and it just builds and builds. And whole life insurance policies continue to help me. I advocate them within reason.

Same here in France. The grandchildren can inherit debts and other headaches here. Actually, it keeps things on a more even keel. People have to be responsible and think carefully about their decisions! There is no personal bankruptcy here.

housing is still overpriced. imagine if when buying a house the buyer had to put down 50%, 75% or 100% of the price? Currently very few people would be able to buy. 'Luckily' the banks have pumped a lot of money into the market so that housing prices can skyrocket... without all this funny money floating around housing would be much less expensive, those who owned would have much greater equity and 'walking away' wouldnt even be on the radar.

To answer your question: I would NOT walk away from a mortgage if it were worth less than what I paid for it.
We as a country need to get away from this stupid notion that a house is an investment. A house is a home, and after you pay interest on the mortgage, property taxes, maintenance, etc...you will always come out in the red.
It is my moral obligation to honor the contract I (theoretically) signed.
Right now, I'm in an apartment, and I LOVE it!

My home has a few years to go on the mortgage, so far it has not lost much value. A few years ago I was 6 years into a 30 year loan, then I refinanced to a 10 year at a good rate. Never used it as a cash cow, so my payments remained the same. This was the least expensive home in this area, and near doubled in price, but if homes start to fall in price I would dump this place in a heart beat. If I couldn't sell, damn right I would walk away AFTER the sheriff came to escort me out

Would I walk away if my home's value was less than the mortgage? Well in my current situation with my 650/mo payment I don't think so.I can easily make the payment and moving would be a pain in the butt. Would I do it if I were "house poor" due to servicing a 1800/mo payment? Yes in that case I probably would. They worked in the construction industry but that has all gone to hell now so they found a nice house some one walked away from and they broke in and they are living there now.

It isn't worth working full time for alot of people.
Talked to a few people who switched to part time because then they could spend more time with their kids, have medical coverage, food stamps, help with utilities and rent assistance, daycare assistance.
They end up spending much less cash money. They are also paying less into the "system".
There is too much incentive to be unemployed or underemployed.

Walking away from your mortgage is not a violation of your contract. If your home has massively decreased in value to well below what you owe, why stay with it? The govt is going to do everything they can to squeeze income out of its citizens. They won't tighten their belts, but they should. Housing is way overpriced and the banks are partly responsible. This would clear out the markets and could lower real estate across the board.

Built our home in 2004. One of smallest and least expensive in sub. Put 10% down and paid cash for upgrades and partially finished basement incl bedroom w/ cash. Home sold for $175k in 04 now same homes in development are $80k-99k. Across the street just sold for $128k, $100k less than last owner built it for. We were told taxes were $1k per year, turned out to be over $3k. Most of my taxes pay for social/retraining programs. Stopped paying my prop taxes and mortgage as civil disobedience

Time will tell if it is brave or foolish. Could come with very harsh consequences if I do not cure it. If people understood how this country is being raped from within, there would be milions more saying, enough! I did the same with other creditors in January. The summons are beginning to be served. Godspeed to all who care about our nation, or the nation they live in, enough to educate themselves, and stand up for what is right, and point out what needs to be changed, reversed, or eliminated.

I should also add it's not just about the money. I make twice what I did 5 years ago, between eliminated 401k match (we do not have a DB pension) and a reduction in income from the man made crisis, I am making $30k less than I did 2 years ago. It is more the principle of the matter. I could wait who knows how long for my home value to rebound, could be decades. But I cannot ever make up the $18k in lost retirement plan contributions or $40k in lost income so far.

A family on my street hadn't paid their taxes for a at least a year. They were just evicted by the town police.
It seems you're playing with fire but I commend you on your resolution.
