You nailed it, Mike.
The commercial argument (unfortunately) is the strongest one they will hear- and it should be enough. Baywalk is a failed enterprise which had trouble even before the general economic decline- it was a precursor of what we see all around us now... in St. Pete and even in my own home of Portland.
