Great tips, Ronnie. My only question is in regard to your advice about not using a realtor who also buys property for himself. Obviously such agents will try cherry-picking the best deals for themselves, but who cares? No one can afford to pursue every deal, so if the left-over deals he doesn't take still make sense, isn't that still worth it? So many of the best agents in the field are investors themselves, but as long as they bring you good deals, who cares if they pick off a few themselves?

You're absolutely right in saying a realtor who is in the business can't take everything so why not take the houses he doesn't want. It's been my experience that a realtor in the business knows my bid and may have friends in the business who he may tip off on a property I'm interested in. I'm not saying I've never used this type of realtor, but they would not be my main source.
