I manage townhomes in America. I try so hard not to come off as "the mean manager". There is a fine line between getting people to take you seriously by being nice and respectful though. Being kind to my tenants greatly makes my job easier though.

Main tip: Show steady income; In application include references from previous people you rented from & proof of steady income, e.g. In parts of Australia some PM's recommend non-working single Mums due to their good management of regular Social Security payments. Bottomline for Property Owner's is their property costs them $ every week (loan, maintance, PM fees, insurance,etc) so they need to see a safe, regular income to cover it.
