This poor guy says repairs are estimated to be several thousand which seems cheap too. Just redoing the plumbing, carpets, drywall, cabinets, doors. windows looks like 50k easy, doing half the work yourself. Just recarpeting a small room, 500 sqft is 1200.00 bucks. I wish him luck.

The raw sewage was running into the basement with every flush, every bath, etc. There was about 4-6 inches of sewage in the basement. Everything that should have went into the sewer instead went directly into the basement since the lines were either gone or full of cement.

This was obviously caused by the tenants...

Save the tenant, belonging and then give the 30 days to claim there possessions, after that you can sell them at auction to recover some of your losses. Check with your local authorities. I manage several properties and the most important thing is screening screening screening. More than once we've had tenants who've secretly moved out and the unit's been taken over by their friends who've thrashed the place. Then you have to go through an arduos legal process to have them removed even though they're not on the lease and the police will threaten to arrest the property owner for harassment for being on their own property. Then they have the nerve to ask for their damage deposit.
