  • I think thats a cool little house. It should serve you well, especially if you're a bachelor. You could always add a bigger bathroom later if you want to. Anyway it's better to be in a house you can afford and sleep easy at night than to be in a mansion losing sleep wondering when the repo man is going to hook to your BMW.

  • So long as its in a good location you should be okay. I imagine you bought it cheap so if you flip that house you could make a hell of a profit.

  • Looks like an old  Aussie house. They used to make them from Fibro here (dangerous stuff), the better ones were made of timber. Lot of pople cover the fibro with clading and so did I once up on the time :-). It's good to own a house man!

  • The hot water tank, should go under the house, that would get that out of the way. The green algae should come off with Bleach, and Dawn dish detergent. The shower wall over the tub, needs a complete renovation. May need new shower head, etc. Tile, or vinyl for Bath Room floor. Carpet should come up. Pergo laminate would be a cost effective solution for new flooring. Sheetrock could replace the panlin.

  • If you don't mind, how much was this house on the market for ? How much did you pay for this..It appears to need new floor joists, to meet code, and subfloor, then comes the new flooring, new paint, new receptacles. I believe I would redesign the Bath room. I would take out the sink, and toilet. I would reverse the way the door opens,so you don't have to crouch in the Bath room. I'd put in a smaller toilet,and put a small wall mounted sink in. That might give you more room.

  • Lots of potential there. My house is only about 1000sf, with a wife3 and 3 kids thats tinny. I remember the feeling of walking through the door for the first time. Enjoy it. Once the work starts you will want to give it back lol

  • Grats dude. It's small but it looks cosy. Keep us up to date with the renovations. We've also just completed our first buy and the place looks as if it played host to a hand-grenade fight to the death.

  • Also you know, My grandma is a widow and has a bigger house than that! Well, she has had the the house since 1976. like 34 years or so. But the house is in a very bad neighborhood in Clayton county GA. And the house is falling down one her!

  • I think that if you were to add on,and totally gut the interior making it more of an open plan residence it would make a huge improvement.Good on you though,great start.I would also insulate the cellar area,especially those floors,make it that much warmer.Hope the gas guy came and switched your heating on,it looked cold.

  • That's an odd (stupid) floor plan for a house. It's too bad it doesn't have any of the original 1940's features, looks like it was poorly updated in the 1970's.

  • @Gazpacho8 Yeah looks liek the only original things are the tub, the bathroom door, and the upper cabinets over the kitchen sink. Too bad, I probably would have kept it 1940's looking if I could have.

  • If you don't mind me saying, I think that's an awesome house! I like the style of small houses made around that time. The living room has definitely got some funky color matching, but those padded cabinet doors are a nice touch! Does this house use a furnace for heat?

    That water heater oughtta be moved into the basement. That would give you a place to put a refrigerator. Then again, that would also shoot up your electric bill during the winter months since it would be cold down there.

  • @themaritimeman Thanks. Yeah it was built as a summer home originally so it was just small and simple. It's got a nice newer model gas furnace, and I've been thinking about moving the water heater down there, but it would need to be insulated first.

  • @nolanmontess87 lol, if you can believe it my nieghbor says his house was originally the same size and built buy the same builder and he had an even smaller bath, said it was just a shower stall and a toilet, not even a sink!!

  • to fix that door issue with the washroom, you should see if you can do a pocket door. Would be worth a try.. Btw not a bad place to start with ;)

  • Congratulations on the house, It took about 4 months for us to close on our house. Mortgage and title companies are so slow. Looks like it will be a great house when you are done. You should check into putting in a pocket door for that bathroom.

  • soo proud of you. if you dont have to move in right away the fixing up part will go faster than you think. and usually the material is reasonable to buy. how ironic is it that the yard is to small to use a rider. my biggest concern is "tractorland" . let us know it is not going to stop. congrats on being a homeowner. you will be glad you have such a huge w.h. in that small space. my house is not much bigger. the renovation will be cool. good luck Lynol!!!

  • Congrads on home ownership! Its got potential, can be upgraded easily- probably easier to get a dumpster n gut the place n do it right. We're still doing small things after 3 years- just upgraded our kitchen- bot pre made cabnets from home depot.

    We used an outdoor clorox cleaner in a pressurized spray jug to clean the mildew off our house- worked really good- soak it a couple times and comes right off with a garden hose.

    Hey got potential for a garage n tractor storage there as well.

  • I would move the water heater outside ASAP. I would also upgrade the thermostat and check out the gas and water pipes.Have a home inspector come and see what you need. Check for asbestos and Orangeberg sewer pipe around the house.

  • Your HVAC costs should be low with such a teeny space. The hot water heater's gotta go man. With 150A service you could get a tankless no problem.

  • wow if i were you id put my bed in the living room.. knock down the wall between the two "bed" rooms put the utilitys in one including the hot water heater expand the kitchen into the one... or just move the kitchen in one then move the bathroom in one then make the living room between the two or something liek that... but nice house good for your first!

  • Gotta start somewhere! No space for tractorland though! Love houses you gotta fix up. The garden is a decent size though.... more than enough to get a car or two on, and some tractors. It's weird how much outside space there is compared to the size of the house!

    The fact that it's your own house is really cool though. Can you not move some of the inside walls about to make a bigger bedroom or bathroom? Wish you the best of luck!
