Timeshare is simple: it takes the same exact/less money that you are spending for a 400 sq. ft hotel room and reallocates it to a bigger, better vacation experience and, in many cases, a longer vacation experience in amazing locales. Period. It is not an investment. It is not for people who don't like to vacation with their loved ones. There are only two people who don't own: ones that don't vacations or can't afford it. Just make sure you buy from a reputable, trust-worthy company.

we had to sell our boat, camper, truck and a couple of trailers and tractor in order to make our payments. we have nothing left. i can,t make the payments any more. i'm retired my wife stll works, she gets 2 payments a month. one of her whole checks goes to wyndham.she can,t retire because of it.the maintainance fee keep climbing. there is no end to it.my children will sign a refusal of inheartance. they don,t want to go through this crap. wyndham is nothing more than a paracite.

I'm trying not going to sound condescending, but you seem to be at least millionaire that can afford the experimentation based the environment I see in your back ground. I almost got scammed myself when trying to get free $4500 airline tickets and $100 gift card. Turns out the tickets are not really free since you have to pay a minimum $200 night room for 7 nights which comes up to $1400 and thus actually pay for the supposedly $4500 value tickets. Getting scammed sux and Wyndham is one.
This is a good video, however, I feel bad for all of you that bought or financed through Wyndham. I know that this sounds cavalier, but I bought two timeshares from a gold star resort in Kissimee- the first one was a 3 bedroom lock-off for 400 US on Ebay...the second is a two bedroom for 150 US...I turned them into RCI points, totaling 204,000 points, which would be equivalent to over 850.000 Wyndham points! I have stayed in the best Gold Crown Resorts that Orlando has to offer. BUY RESALES!

Went to a presentation today and my gut instinct was to say NO. Which I did. The sales people seemed very sleezy to me. After watching these videos, I'm afraid to use the supposedly free 7 nights they gave me for sitting through the presentation. I fear there may be a bunch of hidden fees with that as well.

Oh, I have ben to presentations and I'm a Timeshare owner, although not with Wyndham. Purchasing was the best thing I have ever done for my family. I do have friends that own at Wyndam and are very happy. I called my buddy today to confirm before I wrote this. They are going to Oahu in June. Time share sales presentations are NOT worth whatever they offer to get you to come. DON'T DO IT. It will be the most stressful, high-pressure sales experience that you will ever encounter. Those sales people are relentless and they will play various mind games designed to ware you down until you sign on the dotted line. They will even stoop to putting a couple against each other. It doesn't even make sense to go into all that debt when all you have to do it get a hotel and be done with it.

I am a Wyndham owner, and I use my points all the time....I take 1 - 2 vacations a year and also use points for to stay at one of the resorts in my hometown (New Orleans) throughout the year on one or two night getaways...I have been an owner for years, I frequently stay at Bonnet Creek...I am pleased with my ownership.

Wyndham salesman in Oceanside, CA told us our maintenace fees were going up to $300/mo so if we buy into that resort, our payments would only be $350 and we could rent out a couple of times to pay the maintenence fees. It was all BULL$HIT and a rip-off, and is ruining our credit. DO NOT buy a timeshare from Wyndham.
The changes took place to protect new buyers from the idea of being able to rent out the points. Basically owners not understanding how to rent the points out and make a profit caused so many complaints that the company changed the policy to protect families from buying with the intention to rent out points. Most of the owners were probably encouraged to rent out their points by the sales associates. So, when they werent successful they blamed it on wyndham saying they got scammed=changes.
I don't feel one bit sorry for this guy. It doesn't take a CPA to understand or figure out that Time Shares, Vacation Clubs, and the like make absolutely no financial sense at all. If you like to think of investing your dollars in sensory / pleasure investments, fine... just don't expect an actual financial ROI. These are shabby products being sold to those ignorant enough to buy them.
I'm going to FL this summer and will be passing out business cards and putting them in restrooms and gas station so people can join. I'm thinking that once we have enough people. Maybe up to 2 to 20 thousands. I would like to set up an up coming dates for protesting in Washington and FL. They need to hear our voices. I don't mine taking off 1 month to do this. I am sorry for your bad experience. There is a very good guide from Ripoff report called the Rip Off Revenge guide. When I got lied to and ripped off, i followed the instructions and got the resort to buy their timeshare back. How it works is the ultimate threat is to picket with leaflets, but if you follow the steps they tell you it almost never comes to that. Everything said in this video can be put onto paper and handed out to people before they walk in for their presentation. It works.
We got scammed $500+ for advertising and selling timeshares.Ultimately we returned 2 timeshares (Kona Hawaiian) for free legally because we saved $800+ maintenance fees a year. We tried everything else. We paid $20000 cash in 2001 for the returned timeshares. Consider yourself warned!!
All timeshares are a scam... yes, you can get "good" deal out there for cheap purchase and low maintenance fees, but the reason timeshares are scams is because nothing is 100% in rates, points, or benefits. It's written into every contract that the company can change as they see so fit. Generally speaking, no one knows the future of anything, so it's a gamble on the fact your rates will stay the same, property will be nice, and owner benefits and terms are the same as when you purchased it.
This is just me saying that I have bought points through Wyndham and Club Wyndham has yet to do me wrong! It's changed quite a bit recently too though.
World Mark is much better. Only owners are allowed on the board of directors and they are voted in by owners. They only rely on whyndam to be their selling arm. In return whyndam gets acces to all worldmark resorts. Plus you sound like a timeshare salesman if your not you might want to consider

My advice Buy Stock in Wyndham. The buy sign is WYN. Being a stockholder gives you a voice on corporate direction. Its a three tier relationship of stockholders, consumers of Wyndham products and services and employees. Bottom line is performance, quality, service and value. All parties need to improve their ability to provide the direction and leadership to accomplish the Count on Me philosophy of the company by listening well and acting in the best interests of all parties.

The problem with the fine print is that Wyndham changes whatever they want in terms of policies and benefits whenever they want. None of the changes have been for the benefit of owners. They should have taken the responsibility to grandfather owners into the benefits that they were sold at time of purchase.

Wyndham reserves the right to change or cancel.......dadadadada.......... if you didnt like this- why did you sign up with the best vacation company in the world? As a former employee of a Wyndham resort, I brought my concerns of how unfair and unjustified it seemed for the company to charge someone such an outrageous guest fee since some VIP owners had been promised free guest confirmations. I was told there are members who book reservations and then sell them online, so they needed to charge everyone this huge fee to pay for those people. This is untrue, as if you own a large enough sum of pts, like the "mega users", they waive the confirmation fees.
BUY GLOBAL SERVICES NETWORK!! Me and my husband owned a week at the Wyhdham Grand in Vegas and sold it immediately to this company, got all of our money back for it, and got into a new plan that gives me up to 5 weeks a year anywhere anytime. No maintenance fees it is the best thing we had ever gotten into. We had a lot of problems getting trades so we decided to use global this year. First vacation was Maui Schooner, absolute gorgeous resort less than one min from the beach. Look into it!!
Maybe it's just the fact that Worldmark is setup differently in other parts of the world other then here in Australia because a lot of people I have spoken to from the Australian branch of Worldmark/Wyndham/Trendwest (what ever you choose to call it now) have been very happy with what they have at the moment.

I have highlighted the but LOL. We do keep getting hounded by the Wyndham sales team to find out if we are happy with with the level we are at and if we want to upgrade. All we say is yes we are happy and no we don't want to upgrade thank you.
Our parents and siblings have also enjoyed the benefits of the bonus time that we have. Their comments have been that if they were to have stayed anywhere else with similar setups fo Hotels then they would have been pay 5 times as much for their stay.
After reading all of the comments so far, I have noticed that every negative comment has come from a person that has upgraded to one of those VIP memberships or gold memberships. All I can say is thank god my wife and I are still on the bottom basic package of 6000 credits at $13000. We have enjoyed every holiday we have been to and looking forward to out next holiday.

Of course, sales people are going to talk your ear off. What do you think car salespeople do? Exactly. They want you to purchase. Give them your money. Everything you need to know is outlined in the paperwork you personally sign.

We bought Kona Hawaiian Timeshare for $20,000 cash in 2001. Maintenance $634/year. Never been able to get the booking of the places that we ever want. For the last 9 years, we were able to use 3 weeks, all we got was 2 rooms apartment/motel. Not a hotel, no star to mention. For just $634 a year maintenance fee, you get have a better holiday that we could get with that about $30K we paid. Gave away for free and BE FREE.

this owner is defeinately a platinum owner. and in some sense hes right, it doesnt seem quite fair for the prices to be rising the way they did. but on the other hand lets say they didnt raise the prices. then the points system would collapse and guess what now your out of making reservations for guests. so take the 129 dollars your better off in the end.
This guy uses his timeshare for rental, which is taking up opportunity for families to come and visit what they paid for. The owner here if he is at the VIP level get the minimum of 5 free guest comfirmations, and any additional is $59. He obviously abuses the system, and tries to make money on the company, yet he will charge you and your family $2000 to stay in a one bedroom, back of the building condo. I agree. I am an owner and I just came back from Southern Spain(Sahara Sunset Club) I used my points for an RCI exchange. Unbelieveable. I use my membership to go to Greece and stayed at Leoniki Residence, also at the Xanadu Beach Resort and Marina. All together those vacations would have cost me close to , or over $20,000 out of pocket. I probably would have never gone, but was able to through RCI and using points. This was 3 years ina row(1 vacation a year) RESORTS ARE WORTH IT!
I have never owned a timeshare or in a points scheme but i did (for a few months) work for a points scheme holiday club here in the UK and the way som clubs treat there members is a joke!
I must confess that the points my wife and I own were purchased from original owners. My wife and I sat through many Wyndham presentations and listened to the "hard sell" of the value of VIP benefits. When tempted to purchase retail, I asked VERY SPECIFICALLY if the VIP benefits were "contractual". After a lot of evasive maneuvering, it was disclosed to me that the VIP benefits are NOT contractual. The entire fee structure of Wyndham can be manipulated at will by the company
Now that the new sales of retail points have dried up, and will likely remain dry for the forseeable future, it is quite apparent that Wyndham is backtracking on the non-contractual benefits and is attempting to MILK existing owners for all they are worth. This is likely to continue until such time as the owners commence class action litigation. I would think it would be in Wyndham's best interest to avoid such litigation, and to be reasonable in the application of new fees.
In the example of point transfers between owners, clearly Wyndham wants to force owners, to pay the $99 guest registration fee. I note that the cost of that fee continues to escalate beyond reason. Given the inevitable showdown between Wyndham and owners, I suggest that Wyndham strike a compromise as the transfer transaction does have some cost associated with it. It would seem to me that $25 is the right number if the transfer is done electronically.
Failing Wyndham compromising or demonstrating an effort to be reasonable, I think owners need to consider a more formal relationship (let's call it a union) and explore retaining legal counsel. It would seem easier to do sooner rather than later. I am quite certain a judge would find the whole story unacceptable and likely to act in favor of the owners.

I am an owner as well. if the owner is at a VIP Gold (owning 500,000+ pts) gets 15 complimentary Platinum (1000000+) gets 30. It is when you go over that amount you have to pay the guest fee. Before this change non VIP and VIP (300,000) did not get any free guest confirmations, now they get 1-5. What you are saying is not entirely true.
You are correct in that there are a certain number of complimentary guest certificates given based on your level of ownership. However, what Platinum owners were offered, as a purchase incentive, was UNLIMITED free guest certificates. And now that benefit has been taken away. It is no longer unlimited.
I would say that any company is always going to protect their own interest first over the consumer. I just have to ask why would anyone believe anything a salesperson has to say. And to buy into a timeshare? Come on. You were asking for trouble. Disney, Starwood, Wyndham, Marriott....they're all the same. Good luck getting 50 cents out of a wasted "investment".
There is a petition for Wyndham owners to let Wyndham know they want change. Do a search for "wyndham petition" in any search engine and it should be at the top of the list. EVERYBODY should sign.

I don't necessarily think it makes someone 'an idiot' or 'total fool' to be passionate about their opinion. But, I think that opinions are often formed because of the propaganda one has been exposed to and the corrupting effect it can have on rational thought.
My guess is that Michele is an employee of Wyndham, something she has not denied, and as such has been exposed to their propaganda. Her comments are very similar to misguided comments I have heard from so many of their employees.
I think only an employee of Wyndham could defend them with your passion.

IF it is not intended for owners to "rent out" their accommodations and "make a profit from it" then WHY does Extra Holidays even exist?
Clearly, Extra Holidays was created as a sales/marketing tool, enabling sales pros to sell even more inventory to owners who already had far more than they could personally use.
"Rent it", they say, BUT only through Extra Holidays.

Additionally, your comments imply that Wyndham is concerned with an equitable distribution of expenses among all 'users' of the program. IF such is the case then why is Wyndham's vacation rental company, Extra Holidays, exempt from payment of any such fees?

Aren't they the largest of all "multi-platinum" owners? And the best thing they have going for them is that NONE of the fees charged to you and I are applicable to them. The reap the profit without any cost, because Wyndham runs the Board of Directors to look out for "your ownership". Good luck with that arrangement...
Great comment starlover017. However, as a matter of correction, Extra Holidays is not an owner. Extra Holidays is simply the company, owned by Wyndham, that Wyndham uses for it's business of renting our vacation inventory to the public.
Wyndham IS an owner by virtue of being a developer. It is certainly NOT an equitable arrangement for ALL owners when Wyndham's rental company is NOT subject to the same "per use" fees as all others.
You ARE correct. Extra Holidays (EH) is renting inventory to NON-OWNERS. And sometimes these non-owners pay upwards of $400 for that rental.
The inventory, though, comes from the VOA. When members of the VOA book and rent inventory to others, EXACTLY the same as Wyndham is doing through EH, they are subject to these "per use" program fees to reimburse the VOA. However, when WYNDHAM does so through EH the VOA is in NO way WHATSOEVER reimbursed for IT'S use of the program.
OK. Let me read it to you straight from the VOA Trust Agreement.
Article XI Section 11.08 - "Fairfield (now Wyndham) may reserve available accommodations up to 60 days in advance of the first day of anticipated occupancy, FOR IT'S OWN PURPOSES, including RENTING to the public . . . Fairfield ( now Wyndham) may not reserve the last 10% of available occupancy for a type of accommodation until 30 days prior to the first day of intended use."
We are Wyndham owners as well, and while we enjoy our ownership - there are definitely good points brought up in this video. We have tried to get some of those same questions answered, and as of yet, of course, we haven't been able to.

There is a BETTER alternative, GRN.
Lifetime membership is a tenth the price of a timeshare with no maintenance fees and choice of over 5000 resorts. Now only $99-$799 per week per unit. We stayed at the Grand Mayan in Nuevo Vallarta for only $699. (2 bedroom grand master suite)
Wyndham also took away ongoing searches for weeks owners. One now has to call frequently, wait on hold up to 30 minutes or more, and when nothing is available, you have to call back and repeat the process. I made my deposit before this ongoing search service was eliminated and my deposited week has been used so I can't get it back to use through RCI. Of course I can convert to points for a hefty price, but it doesn't sound like a very good investment from what I have been reading.

If you want to buy a Wydham timeshare to use it as intended, you shoudn't have any problems.
Bottom line is, timeshare wasn't set up to be a business and the FEW and I mean FEW owners who take advantage and fraudulantly transfered points to their account from other are to blame. My friend was scammed by a Wyndham owner when he took all her points without her permission. I don't beleive any of those scammers who "say" they are Wyndham. Be smart about your timeshare. Concerning your comment, "Quit hogging inventory!". The only one "hogging inventory", in my opinion, is Wyndham. You see, Wyndham, as a 'developer', is entitled per the terms of our Trust Agreement to 90% of all inventory within 60 days of check-in and the remaining 10% within the last 30 days.
That's 100% FREE inventory for Wyndhams' Extra Holidays rentals.
For years sales encouraged people to buy points advising them that they could rent out units. In my opinion, Wyndham is trying to take the focus off of all of the inventory they take at 60 days for free to rent out through Extra Holidays by putting the focus on owners who do rentals.
As far as transferring points from one owner to another, the issue with that is Wyndham's poor security in doing these transfers. Simple procedures could be put in place to protect both owners.
Wyndham "is NOT" hogging? Wyndham has complete FREE access to 90% of our inventory at 60 days out and 100% at 30 days out.
Owners can tell you that it is not uncommon within 60 days of check-in to have NO inventory available and yet Wyndham's Extra Holidays has it available for rent on their website.
Unfortunately, you are missing the fact that Wyndham has access to 90% of ALL available inventory at 60 days out and the remaining 10% at 30 days out, per terms in the VOA Trust Agreement.
I also think it would be a bit naive to believe that a Corporation such as Wyndham, with a responsibility to their stockholders, would not use their business entities "for their profit".
All true. I am one of the crazy owners that chases people around on tours telling them not to buy. Worst "investment" I've ever made. I could have wallpapered my house with 30g's and it would have gone to better use. I never say hate, and I HATE that company. I go on vacation each year, excited, and come home disappointed and irritated that I spend 70 dollars a month on maintenance fees and 130 on a loan. If I could just give it to someone that would pay the loan, I would!
Timeshare is simple: it takes the same exact/less money that you are spending for a 400 sq. ft hotel room and reallocates it to a bigger, better vacation experience and, in many cases, a longer vacation experience in amazing locales. Period. It is not an investment. It is not for people who don't like to vacation with their loved ones. There are only two people who don't own: ones that don't vacations or can't afford it. Just make sure you buy from a reputable, trust-worthy company.

I'm trying not going to sound condescending, but you seem to be at least millionaire that can afford the experimentation based the environment I see in your back ground. I almost got scammed myself when trying to get free $4500 airline tickets and $100 gift card. Turns out the tickets are not really free since you have to pay a minimum $200 night room for 7 nights which comes up to $1400 and thus actually pay for the supposedly $4500 value tickets. Getting scammed sux and Wyndham is one.

This is a good video, however, I feel bad for all of you that bought or financed through Wyndham. I know that this sounds cavalier, but I bought two timeshares from a gold star resort in Kissimee- the first one was a 3 bedroom lock-off for 400 US on Ebay...the second is a two bedroom for 150 US...I turned them into RCI points, totaling 204,000 points, which would be equivalent to over 850.000 Wyndham points! I have stayed in the best Gold Crown Resorts that Orlando has to offer. BUY RESALES!

I never received that letter but will probably hear about this fee sometime soon. Franz Hanning, CEO of Wyndham Resorts should be investigated and arrested for fraud. I was so lied to and misled by his salespeople. Unlike your video, I also blame all personnal who work for this company for not warning people that they will be lied to and that this company will steal their money and can only give them a unit when after they feel they can't rent it to someone else. Went to a presentation today and my gut instinct was to say NO. Which I did. The sales people seemed very sleezy to me. After watching these videos, I'm afraid to use the supposedly free 7 nights they gave me for sitting through the presentation. I fear there may be a bunch of hidden fees with that as well.

I do have friends that own at Wyndam and are very happy. I called my buddy today to confirm before I wrote this. They are going to Oahu in June. Time share sales presentations are NOT worth whatever they offer to get you to come. DON'T DO IT. It will be the most stressful, high-pressure sales experience that you will ever encounter. Those sales people are relentless and they will play various mind games designed to ware you down until you sign on the dotted line. They will even stoop to putting a couple against each other. It doesn't even make sense to go into all that debt when all you have to do it get a hotel and be done with it.

I am a Wyndham owner, and I use my points all the time....I take 1 - 2 vacations a year and also use points for to stay at one of the resorts in my hometown (New Orleans) throughout the year on one or two night getaways...I have been an owner for years, I frequently stay at Bonnet Creek...I am pleased with my ownership.

Wyndham salesman in Oceanside, CA told us our maintenace fees were going up to $300/mo so if we buy into that resort, our payments would only be $350 and we could rent out a couple of times to pay the maintenence fees. It was all BULL$HIT and a rip-off, and is ruining our credit. DO NOT buy a timeshare from Wyndham.

The changes took place to protect new buyers from the idea of being able to rent out the points. Basically owners not understanding how to rent the points out and make a profit caused so many complaints that the company changed the policy to protect families from buying with the intention to rent out points. Most of the owners were probably encouraged to rent out their points by the sales associates. So, when they werent successful they blamed it on wyndham saying they got scammed=changes.

I don't feel one bit sorry for this guy. It doesn't take a CPA to understand or figure out that Time Shares, Vacation Clubs, and the like make absolutely no financial sense at all. If you like to think of investing your dollars in sensory / pleasure investments, fine... just don't expect an actual financial ROI. These are shabby products being sold to those ignorant enough to buy them.

I am sorry for your bad experience. There is a very good guide from Ripoff report called the Rip Off Revenge guide. When I got lied to and ripped off, i followed the instructions and got the resort to buy their timeshare back. How it works is the ultimate threat is to picket with leaflets, but if you follow the steps they tell you it almost never comes to that. Everything said in this video can be put onto paper and handed out to people before they walk in for their presentation. It works.

We got scammed $500+ for advertising and selling timeshares.Ultimately we returned 2 timeshares (Kona Hawaiian) for free legally because we saved $800+ maintenance fees a year. We tried everything else. We paid $20000 cash in 2001 for the returned timeshares. Consider yourself warned!!

All timeshares are a scam... yes, you can get "good" deal out there for cheap purchase and low maintenance fees, but the reason timeshares are scams is because nothing is 100% in rates, points, or benefits. It's written into every contract that the company can change as they see so fit. Generally speaking, no one knows the future of anything, so it's a gamble on the fact your rates will stay the same, property will be nice, and owner benefits and terms are the same as when you purchased it.

Timeshare are a sales scam, you can not sell even the best property for a tenth of what you paid. Then the maintenance fess will continue to go up and there is never an end to the cost. Every owner update, survey, or education is only another sales pitch. This industry needs a couple like the ones that exposed ACORN.

That's more than enough Guest Certs for a 12 month period. Stop mega renting your weeks and use them for exactly what you bought them for, youself and family. THAT'S 30 WEEKS! In an article, the company in which YOU invested in was losing close to a billion dollars a year because of people like you. Stop running everyone's membership into the ground, don't "buy and bitch". maybe you can start an association of owners to fight back against wyndham. Maybe pay for advertising on radio in areas of the resorts saying the truth, and then maybe windham will change.

My advice Buy Stock in Wyndham. The buy sign is WYN. Being a stockholder gives you a voice on corporate direction. Its a three tier relationship of stockholders, consumers of Wyndham products and services and employees. Bottom line is performance, quality, service and value. All parties need to improve their ability to provide the direction and leadership to accomplish the Count on Me philosophy of the company by listening well and acting in the best interests of all parties.

The problem with the fine print is that Wyndham changes whatever they want in terms of policies and benefits whenever they want. None of the changes have been for the benefit of owners. They should have taken the responsibility to grandfather owners into the benefits that they were sold at time of purchase.

Wyndham reserves the right to change or cancel.......dadadadada.......... if you didnt like this- why did you sign up with the best vacation company in the world? Why didnt you have a lawyer present to confirm and analyze the contract documents? You are giving YOUR MONEY AWAY- AREN'T YOU? Being an owner with Wyndham means nothing because we have no say in anything.
They might be treating you good right now as an employee but don't get to comfortable because they can stab you in the back also.

As a former employee of a Wyndham resort, I brought my concerns of how unfair and unjustified it seemed for the company to charge someone such an outrageous guest fee since some VIP owners had been promised free guest confirmations. I was told there are members who book reservations and then sell them online, so they needed to charge everyone this huge fee to pay for those people. This is untrue, as if you own a large enough sum of pts, like the "mega users", they waive the confirmation fees.

BUY GLOBAL SERVICES NETWORK!! Me and my husband owned a week at the Wyhdham Grand in Vegas and sold it immediately to this company, got all of our money back for it, and got into a new plan that gives me up to 5 weeks a year anywhere anytime. No maintenance fees it is the best thing we had ever gotten into. We had a lot of problems getting trades so we decided to use global this year. First vacation was Maui Schooner, absolute gorgeous resort less than one min from the beach. Look into it!!

Maybe it's just the fact that Worldmark is setup differently in other parts of the world other then here in Australia because a lot of people I have spoken to from the Australian branch of Worldmark/Wyndham/Trendwest (what ever you choose to call it now) have been very happy with what they have at the moment.
Please don't think my comments or a dig at the video or other comments that have been made, I'm just stating my personal experiences so far. And yes the sales people can be extremely pushy

I have highlighted the but LOL. We do keep getting hounded by the Wyndham sales team to find out if we are happy with with the level we are at and if we want to upgrade. All we say is yes we are happy and no we don't want to upgrade thank you.
Our parents and siblings have also enjoyed the benefits of the bonus time that we have. Their comments have been that if they were to have stayed anywhere else with similar setups fo Hotels then they would have been pay 5 times as much for their stay.

After reading all of the comments so far, I have noticed that every negative comment has come from a person that has upgraded to one of those VIP memberships or gold memberships. All I can say is thank god my wife and I are still on the bottom basic package of 6000 credits at $13000. We have enjoyed every holiday we have been to and looking forward to out next holiday.
Too us it has been well worth the money we have paid BUT..... and I do say this as a very small negative but even though

How about straight up advice? Before you purchase ANYTHING, make sure you READ what you are signing and what you are initialing.
Of course, sales people are going to talk your ear off. What do you think car salespeople do? Exactly. They want you to purchase. Give them your money. Everything you need to know is outlined in the paperwork you personally sign.

We bought Kona Hawaiian Timeshare for $20,000 cash in 2001. Maintenance $634/year. Never been able to get the booking of the places that we ever want. For the last 9 years, we were able to use 3 weeks, all we got was 2 rooms apartment/motel. Not a hotel, no star to mention. For just $634 a year maintenance fee, you get have a better holiday that we could get with that about $30K we paid. Gave away for free and BE FREE.

this owner is defeinately a platinum owner. and in some sense hes right, it doesnt seem quite fair for the prices to be rising the way they did. but on the other hand lets say they didnt raise the prices. then the points system would collapse and guess what now your out of making reservations for guests. so take the 129 dollars your better off in the end.

This guy uses his timeshare for rental, which is taking up opportunity for families to come and visit what they paid for. The owner here if he is at the VIP level get the minimum of 5 free guest comfirmations, and any additional is $59. He obviously abuses the system, and tries to make money on the company, yet he will charge you and your family $2000 to stay in a one bedroom, back of the building condo. Timeshare is not meant to be a business jerk!! Thanks for taking all the inventory Jerk

I agree. I am an owner and I just came back from Southern Spain(Sahara Sunset Club) I used my points for an RCI exchange. Unbelieveable. I use my membership to go to Greece and stayed at Leoniki Residence, also at the Xanadu Beach Resort and Marina. All together those vacations would have cost me close to , or over $20,000 out of pocket. I probably would have never gone, but was able to through RCI and using points. This was 3 years ina row(1 vacation a year) RESORTS ARE WORTH IT!

I have never owned a timeshare or in a points scheme but i did (for a few months) work for a points scheme holiday club here in the UK and the way som clubs treat there members is a joke!

I must confess that the points my wife and I own were purchased from original owners. My wife and I sat through many Wyndham presentations and listened to the "hard sell" of the value of VIP benefits. When tempted to purchase retail, I asked VERY SPECIFICALLY if the VIP benefits were "contractual". After a lot of evasive maneuvering, it was disclosed to me that the VIP benefits are NOT contractual. The entire fee structure of Wyndham can be manipulated at will by the company

Now that the new sales of retail points have dried up, and will likely remain dry for the forseeable future, it is quite apparent that Wyndham is backtracking on the non-contractual benefits and is attempting to MILK existing owners for all they are worth. This is likely to continue until such time as the owners commence class action litigation. I would think it would be in Wyndham's best interest to avoid such litigation, and to be reasonable in the application of new fees.

In the example of point transfers between owners, clearly Wyndham wants to force owners, to pay the $99 guest registration fee. I note that the cost of that fee continues to escalate beyond reason. Given the inevitable showdown between Wyndham and owners, I suggest that Wyndham strike a compromise as the transfer transaction does have some cost associated with it. It would seem to me that $25 is the right number if the transfer is done electronically.

Failing Wyndham compromising or demonstrating an effort to be reasonable, I think owners need to consider a more formal relationship (let's call it a union) and explore retaining legal counsel. It would seem easier to do sooner rather than later. I am quite certain a judge would find the whole story unacceptable and likely to act in favor of the owners.

I am an owner as well. if the owner is at a VIP Gold (owning 500,000+ pts) gets 15 complimentary Platinum (1000000+) gets 30. It is when you go over that amount you have to pay the guest fee. Before this change non VIP and VIP (300,000) did not get any free guest confirmations, now they get 1-5. What you are saying is not entirely true.

You are correct in that there are a certain number of complimentary guest certificates given based on your level of ownership. However, what Platinum owners were offered, as a purchase incentive, was UNLIMITED free guest certificates. And now that benefit has been taken away. It is no longer unlimited.

I would say that any company is always going to protect their own interest first over the consumer. I just have to ask why would anyone believe anything a salesperson has to say. And to buy into a timeshare? Come on. You were asking for trouble. Disney, Starwood, Wyndham, Marriott....they're all the same. Good luck getting 50 cents out of a wasted "investment".

I don't necessarily think it makes someone 'an idiot' or 'total fool' to be passionate about their opinion. But, I think that opinions are often formed because of the propaganda one has been exposed to and the corrupting effect it can have on rational thought.
My guess is that Michele is an employee of Wyndham, something she has not denied, and as such has been exposed to their propaganda. Her comments are very similar to misguided comments I have heard from so many of their employees.

I am, in fact, VERY familiar with Wyndham's programs.
IF it is not intended for owners to "rent out" their accommodations and "make a profit from it" then WHY does Extra Holidays even exist?
Clearly, Extra Holidays was created as a sales/marketing tool, enabling sales pros to sell even more inventory to owners who already had far more than they could personally use.
"Rent it", they say, BUT only through Extra Holidays.

Thanks for your comment. However, "cost incurred" is the term used by Wyndham executives in explaining these fees.
Additionally, your comments imply that Wyndham is concerned with an equitable distribution of expenses among all 'users' of the program. IF such is the case then why is Wyndham's vacation rental company, Extra Holidays, exempt from payment of any such fees?
Wyndham's Extra Holidays is BY FAR the largest 'user' of the program and yet completely exempt from these fees.

Exactly right! Michelle, you mention inventory being hogged by the "multi-platinum owners who use it as a business". What about Extra Holidays (owned by Wyndham)? Aren't they the largest of all "multi-platinum" owners? And the best thing they have going for them is that NONE of the fees charged to you and I are applicable to them. The reap the profit without any cost, because Wyndham runs the Board of Directors to look out for "your ownership". Good luck with that arrangement...

Great comment starlover017. However, as a matter of correction, Extra Holidays is not an owner. Extra Holidays is simply the company, owned by Wyndham, that Wyndham uses for it's business of renting our vacation inventory to the public.
Wyndham IS an owner by virtue of being a developer. It is certainly NOT an equitable arrangement for ALL owners when Wyndham's rental company is NOT subject to the same "per use" fees as all others.

You ARE correct. Extra Holidays (EH) is renting inventory to NON-OWNERS. And sometimes these non-owners pay upwards of $400 for that rental.
The inventory, though, comes from the VOA. When members of the VOA book and rent inventory to others, EXACTLY the same as Wyndham is doing through EH, they are subject to these "per use" program fees to reimburse the VOA. However, when WYNDHAM does so through EH the VOA is in NO way WHATSOEVER reimbursed for IT'S use of the program.
NOT equitable!

OK. Let me read it to you straight from the VOA Trust Agreement.
Article XI Section 11.08 - "Fairfield (now Wyndham) may reserve available accommodations up to 60 days in advance of the first day of anticipated occupancy, FOR IT'S OWN PURPOSES, including RENTING to the public . . . Fairfield ( now Wyndham) may not reserve the last 10% of available occupancy for a type of accommodation until 30 days prior to the first day of intended use."
RCI, a Wyndham company, also does rentals.

We are Wyndham owners as well, and while we enjoy our ownership - there are definitely good points brought up in this video. We have tried to get some of those same questions answered, and as of yet, of course, we haven't been able to.

There is a BETTER alternative, GRN.
Lifetime membership is a tenth the price of a timeshare with no maintenance fees and choice of over 5000 resorts. Now only $99-$799 per week per unit. We stayed at the Grand Mayan in Nuevo Vallarta for only $699. (2 bedroom grand master suite)

Wyndham also took away ongoing searches for weeks owners. One now has to call frequently, wait on hold up to 30 minutes or more, and when nothing is available, you have to call back and repeat the process. I made my deposit before this ongoing search service was eliminated and my deposited week has been used so I can't get it back to use through RCI. Of course I can convert to points for a hefty price, but it doesn't sound like a very good investment from what I have been reading.

If you want to buy a Wydham timeshare to use it as intended, you shoudn't have any problems.
Bottom line is, timeshare wasn't set up to be a business and the FEW and I mean FEW owners who take advantage and fraudulantly transfered points to their account from other are to blame. My friend was scammed by a Wyndham owner when he took all her points without her permission. I don't beleive any of those scammers who "say" they are Wyndham. Be smart about your timeshare. Quit hogging inventory!

It is unfortunate that your friend was taken advantage of by someone claiming to be from Wyndham. Such behavior is unconscionable.
Concerning your comment, "Quit hogging inventory!". The only one "hogging inventory", in my opinion, is Wyndham. You see, Wyndham, as a 'developer', is entitled per the terms of our Trust Agreement to 90% of all inventory within 60 days of check-in and the remaining 10% within the last 30 days.
That's 100% FREE inventory for Wyndhams' Extra Holidays rentals.

For years sales encouraged people to buy points advising them that they could rent out units. In my opinion, Wyndham is trying to take the focus off of all of the inventory they take at 60 days for free to rent out through Extra Holidays by putting the focus on owners who do rentals.
As far as transferring points from one owner to another, the issue with that is Wyndham's poor security in doing these transfers. Simple procedures could be put in place to protect both owners.

Wyndham "is NOT" hogging? Wyndham has complete FREE access to 90% of our inventory at 60 days out and 100% at 30 days out.
Owners can tell you that it is not uncommon within 60 days of check-in to have NO inventory available and yet Wyndham's Extra Holidays has it available for rent on their website.
That's hogging in my book all day long!

Unfortunately, you are missing the fact that Wyndham has access to 90% of ALL available inventory at 60 days out and the remaining 10% at 30 days out, per terms in the VOA Trust Agreement.
I also think it would be a bit naive to believe that a Corporation such as Wyndham, with a responsibility to their stockholders, would not use their business entities "for their profit".

All true. I am one of the crazy owners that chases people around on tours telling them not to buy. Worst "investment" I've ever made. I could have wallpapered my house with 30g's and it would have gone to better use. I never say hate, and I HATE that company. I go on vacation each year, excited, and come home disappointed and irritated that I spend 70 dollars a month on maintenance fees and 130 on a loan. If I could just give it to someone that would pay the loan, I would!
