ok basically the doorman is not gay but just lonely. The tenant thinks the doorman is "in the closet" gay and he is tired of being the "bottom" so he wants to fuck the doorman to make it fair. He then pretends to not like him anymore. Basically the Doorman was the top, and the Tenant was the bottom. The tenant wanted to be the top, but the doorman wouldn't allow it. So that's why the tenant started playing mind games with the doorman. At the end the doorman finally allows the tenant to be the top. And the tenant couldn't do it, even though he thought he could.

@hotsugargirl It's more to do with how the Doorman loses control of his surroundings. He is in control of the door and therefore likes everything his way; hence the obsessive cleaning of the desk. The film to me is more of an expressive of how uncontrollable other humans can be as the Doorman has no control over the tennant by the end of the film.
