The haunted wasteland aint that hard, for the first part follow the flags and for the ghost part, just follow the ghost's trail. I'd avoid Z targeting coz it makes it harder to follow the ghost to my opinion.

You have to save all of the carpenders in the theives' hideout.Then you'll get it.
