  • Question: I own a ground floor condominium. The building is about 40 years, exterior is brick. I am having a problem of water leaking in during a rain. I have looked at the exterior brick and have noticed some of the bricks near the leaking area.....the surface of the brick is crumbling ( not nice and smooth) even thought it is in one piece Could water be seeping through crumbling bricks?

  • Could be or the Damp proof course has failed around that area. I agree that crumbling bricks is not a good sign. I would suggest cutting one or two out and having a look inside. If you are not comfortable doing this get a professional in to check it out.

  • in england theres not so much premix.the colour of mortar is determined by which area the sand comes from.

  • hmm why is his mortar a yellowish brown???? the stuff we use in denmark is silverish

  • white = white sand + white cement

    Silver (drys white-ish blue-ish) = White sand + grey cement.

    He must be using orange sand + grey cement , that leaves a yellowy sandy colour
