Thanks Barbara. I had the same feeling around the end of 2007 - but thought I could trade my way out of it and that the financial crisis wasn't going to be as bad as it is.- wish i went with my gut instinct - something tells me it's much worse than they're letting on even now. These days, being in the Mortgage & Property market is like being in the bakery business and nobody eats bread anymore. take care. Gary. X
