    As far as I know this only applies to "Buying" then again the money to rent may need a loan at first but that's what a jobs for. And for those who are asking about jobs, there are occasionally regular jobs available in major places like Tokyo and Osaka but you really can only get a normal job if you have a good understanding of japanese almost fluent I guess.

  • update on NAB: they now only consider Japanese property loans of 45,000,000 yen and up on a minimum house price of 60,000,000 yen. That's $545,000 and $730,000 USD respectively... yikes! They could have been a bit more polite on the phone too.

  • Wow, this whole thing is scary enough in California! I couldn't imagine going through it in a foreign country like Japan, where no-speaky-da-English, and me as a stupid American no comprende da Nippon. Congrats on taking the step and having the balls to go through it all.

  • is there any law against dirty money recycling? for example I'll be moving soon to Australia...thinking to buy a house overthere..paying cash...but they told me that before buying it you have to demostrate where your money are coming from...

  • @soonaussiefull I think this is true with virtually any country or banking system with World Bank or IMF backing.

  • i guess you can also use an international bank, as cit bank and once you get to japan you can move your money in the accounts you opened back home

  • How much money for a vacant land property I know depends were you live and stuff like that but, can u give us an example.

  • I will be in Japan next year as a college student and my parents asked me how can they send the money to me... does opening a bank account for money transfer is more ok than sending it via money remittance company like western union.

    Probably getting them to send international money orders and then you can cash them at the post office using your passport.

    If it's not too late, open an HSBC savings or checking acct. Your parents can transfer money to your acct through paypal (no extra cost from paypal or hsbc.) HSBC is a world bank and you don't get charged conversion rates. And you can request that your check card be a Master Card, which is more common abroad than Visa.

    I think here in America it's AT LEAST 10%, if not closer to 20%. Of course, I've never bought a house, so what do I know.

  • @whoo689 The average 30 yr. loan today is about 4%.

  • @whoo689 Their term deposit interest rate could be lower than 1%, sometimes 0% with a banking fee during recession, so couldn't expect the Japanese banks to charge more. Anyway, it was a good ideas for big corps to borrow in Japan and invest in North America, but currency risk is significantly high.

  • Does this also apply to investment properties or vacation properties? I used to work in mortgage company here in the USA and they have a bit different to go about giving loans for investment/vacation houses

  • If you buy a property with no loans does that give you permission to live there until you find a job for a work visa? Or do you have to stay on a travel visa? Also living there for a while it would help to fully understand and speak Japanese which would help in finding a job.

  • Very helpful info. I am an American man married to a Japanese woman. We just had a son in February and are planning to move to Japan in about 5 years. I am scared but excited at the same time. We will probably be looking around the Tokyo prefecture areas. I would love to get one of those old style house with the nice Japanese gardens outside. Anyway, thanks for the info. Gives me hope that there are possibilities.

  • property is very expensive in Japan. we're talking about millions of dollars for house. my wife used to work as a real estate agent in Tokyo so I have some info. You cannot compare Japanese houses to a typical US house. Japanese houses are more compact usually small with one parking stall space or none, unless you are very wealthy and 5 million dollars is 500 to you then you can build a big house or Medium size in US.

  • @MrLongtip it extremlely expensive there. about 30 dollars for a plain white shirt . you have to have a really good job to move there. alot of people want to move to japan but you have to prepare for a long time. you have to learn he launguage the prices bring nore than 50 grande to start off there. its hard to move to japan from the states. They have much diffrent job options. its better to live where you are for now.

    the price of a plain white Tshirt went up every where thanks to it becoming a fashion now. i used to get them extra extra large to sleep in, five in a pack. you have to know where to look there just like here.

  • Wow, 2.5%? Here in the States it's around 5.5% for a standard 20% down, 30 year mortgage. A brief internet search found the average price for housing was around $450k for a 2 or 3 bedroom house in the suburbs of Tokyo. I don't know what it's like outside of Tokyo, but that is pretty expensive. You'd be paying around $900 a month, with a 30 year mortgage, quite cheap. Other taxes may make it more expensive though ... interesting! More info please :)

    If you want to sell a house,you can sell it by using a power of atterny. But while processing, it will involve a lot of mailing documents and phone calls.

    If you want to buy a house, you should travel and look actual house, because pictures online will not show details.

    As you know 2008, 2009 world econony crush started from careless housing business.

  • Interest rate 2% in amazingly cheep, I had 8% in 1982, it seems great time to buy a house in Japan. Just don't think resale price, you will not make money by selling house, because after 10 year of a new house is like a used car in Japan , but land value may go up or down.
