Anyway, it was a good ideas for big corps to borrow in Japan and invest in North America, but currency risk is significantly high.
Does this also apply to investment properties or vacation properties? I used to work in mortgage company here in the USA and they have a bit different to go about giving loans for investment/vacation houses
If you buy a property with no loans does that give you permission to live there until you find a job for a work visa? Or do you have to stay on a travel visa? Also living there for a while it would help to fully understand and speak Japanese which would help in finding a job.

property is very expensive in Japan. we're talking about millions of dollars for house. my wife used to work as a real estate agent in Tokyo so I have some info. You cannot compare Japanese houses to a typical US house. Japanese houses are more compact usually small with one parking stall space or none, unless you are very wealthy and 5 million dollars is 500 to you then you can build a big house or Medium size in US.
@MrLongtip it extremlely expensive there. about 30 dollars for a plain white shirt . you have to have a really good job to move there. alot of people want to move to japan but you have to prepare for a long time. you have to learn he launguage the prices bring nore than 50 grande to start off there. its hard to move to japan from the states. Wow, 2.5%? Here in the States it's around 5.5% for a standard 20% down, 30 year mortgage. A brief internet search found the average price for housing was around $450k for a 2 or 3 bedroom house in the suburbs of Tokyo. I don't know what it's like outside of Tokyo, but that is pretty expensive. You'd be paying around $900 a month, with a 30 year mortgage, quite cheap. Other taxes may make it more expensive though ... interesting! More info please :)
