May I ask a very rookie question....why are you wanting to lease a place for $1300 with an option to buy? Are you trying to sell this property as well or are u trying to rent it out to someone else for a bit higher price? Thanks for your thoughts!

Excellent video, as always. Really helps to see a real negotiation. Only suggestion: As with your other videos, there's "dead air" when the seller speaks. With the restrictions on recording both ends of the conversation, I understand that's not practical. But why not add annotations that summarize the seller's question--such as, in this video: "Will you pay the HOA dues?" or "How do you decide what price to offer?" That'd help newbies who may not be able to guess the question. Otherwise, great!
