  • Mold is a huge problem inside many of the crawlspaces here in Atlanta, due to the fact that most homeowners do not properly maintain their gutters and downspouts and exterior drainage. Clogged gutters and improperly installed downspouts discharging water too close to the home's foundation wall will always lead to water intrusion into the crawlspace areas below the home.   • This information should not be applied for all situations. I'm in the crawl-space/Insulation trade for many years now. Venting a crawl space is a must in most conditions, having fans and/or positive air flow to avoid moisture build-up/damage. It is critical to vent crawls,Dehumidifiers in most causes prove pointless,and are exchanging the same air ratio as the out-side.Fans,air circulation and proper water sealant, and insulation will attribute/yield best results.Temp-vents are a great addition.

    I would not follow this advice either in fact sealing the crawl space may even be against building codes in some jurisdictions.

    A temp vent that automatically opens at 78F and closes at 38F can be had for $23 a piece vs a $400 heating bill if you try and condition the crawl space like the rest of the house.

KEEP MOISTURE INFILTRATION DOWN USING VAPOR BARRIER, KEEP THE SPACE CLOSED TIGHT SO ENVIRONMENT IN WHICH MOLD THRIVES WILL NOT EXIST. EXTERNAL WATER SOURCES, RAIN WITH INSUFFICIENT DRAINAGE AROUND HOME, FAILING TO MAINTAIN TIGHTNESS, FORGETTING TO CLOSE ACCESS ETC. IF YOUR HOME IS NOT HIGH AND DRY IS A PROBLEM.

  • OK, in the beginning of the videos about the vent, how the hell are you suppose to vent your crawl space? You need vents there, its the code.

    Are you suggesting not putting in the vents at all when building a house? If you do that then get ready for mold to come in.

  • The trouble with exterior vents is that in the winter, they bring in cold air to a cold damp space. It's too easy for the humidity to hit 100% and condensation and mold happen. It's better to bring house air into the crawlspace and then exhaust it from the crawlspace to the outside. The warm house temperature air keeps the crawlspace humidity at bay while exhausting the air allows for fresh air to come in and stale air to exit.......Look up Humidex crawlspace technology. You'll see what I mean.

  • The housing manager here says you can just wipe the mold off but i knew that the problem has to be treated and then replastered not just wiping with a cloth lol. It is a big risk to health too.

  • I have a friend who has a mold problem in her apartment and the landlord won't fix it, she think her health is at risk

  • Tell her to call the Health Department and report them.The Health Department will just let the landlord know that a complaint was made about health hazards that are going on there and they are there to investigate the problem/problems.

  • do an unvented crawl...10-12 mill vapor barrier (take it up on the block wall as high as the exterior grade) ..pull out all insulation,,.. use foam sealent "great stuff".. to seal around, any pipes pertruding through the floor. ..then we use QGC Microban to do a wipedown on all joyces and subfloor,..and also seal off all foundation vents to prohibit outside air from entering crawl space....crawl space will be mold, rodent, odor, free, as well as prevent future maintenence

  • Yes, and now you need to condition, heat, cool and de-humidify. Plus---- add A 100% sealed sump pump at wetest area.

  • I need to Insulate my crawlspace. Should I use backed insulation on the walls or use regular Insulation then cover with the clear plasic? Or do I vapor barrier it at all? Thanks for any info!

  • Depends where you live. The best is to dig outside and use exterior type insulation products down to your frost line. On the inside use vapor barrier 100% sealed. I just did my summmer home this way. I also add a joist de-humidifier and a sealed sump pump. The musty odors have gone away.
