You could do a lease purchase or rent to own! Basically agree to take over the mortgage and sale it for a profit. Take an add out in your local newspaper. Hey man maybe you can help me I have a motivated seller his brother just died and he has to move back to detroit he wants to sell fast. The problem is his brother refinanced the property for 120k and that is the loan balance but the property could be worth 165 in a good market but in this market only about 135 so do you have any recomendations on what I should do or should I just leave the deal all alone?
