  • Foreigners Beware Of Partnerships. I know of 3 foreigners who built beach resorts with Filipino Partners. Ha ha ha. The Filipinos got the gold mine, and the 4ners got the shaft. The same is just as dangerous with your spouse. If you take either of these routes have a separate contract drawn up leasing the property to you for 20 to 50 years with the lease clearly stating the lease is paid in full for that term. Lock those papers in a safe, as you will surely need them.

  • It is in the Philippines constitution that foreigners cannot own land in the Philippines. You CAN own Condo's or what most do is long term rent from Filipino citizen a house and lot.Anything has to be own 60% Filipino 40% foreigner.

    According to your logic, tourists in the U.S. (the Philippines) should visit a "peaceful" city like Myrtle Beach, South Carolina (Cebu) but should avoid a "crowded" and "dirty" city like New York City (Manila). Any rational person would discount your statement.

  • The best way foreigners to be able to own real estate in Cebu (true to every part in the Philippines) is to have a Filipino spouse.

    However, if you go there to establish a business, get a Filipino partner and you will own properties, albeit in partnership.

    If you are a foreign retiree, there is a special law that allows you to own properties. I would suggest you read the fine print.

    Philippine is part of a global market, so finding a job there always depends on your skills and credentials.

  • You can own a leasehold appartment okay as it does not involve land but I do not know the details of ownership I own land there as I have a Phils spouse and our kids can own the lot after we are gone

  • Leasehold is one way but since you are married to a Filipina, by law you can own real estate (land included) since you will be filing a conjugal ownership of the property.

    Your children can have dual citizenship (law enacted a while ago) to enjoy the rights and privileges of a Filipino citizen so they can stay, work, study, live, buy, sell and do business there like everyone else.

    I once live there and my children were born there. Nice place but I have to leave. It was not an easy decision.

  • I just moved to Cebu City and would like to find a great beach close to home where my beautiful fiancee AJ and I can drive for an afternoon in the sun. Preferably within an hour of the city. What beaches are open to the public? I don't mind paying a fee to use the semi-public or resort beaches. Help please! I need some sun!

  • 0:20 is in Alcoy (TINGKO BEACH), I used to go there with my family,, the place is nice and unadulterated and its not overly commercialized, the sand is genuinely white , and most of all the entrance fee is super cheap, The last time I went there the fee only cost 10 pesos per person and there were tables for rent too, its just 250. I miss going there again!!!! It surely be the first place I would like to see when I come back home~! I love you Cebu!

    i grew up in cebu and i have gone from bantayan island to santander yet i don't claim to have seen MOST of the beaches. one thing i'm sure of: many are white sand beaches while others have dark sand.

    and many seafronts in cebu are not sandy; some are rocky while others are muddy.

  • well have you gone to moalboal? you should have been there! THE BEST CORAL REEFS! There's a lot of nemos and I have seen sea turle, a big one. They have white sand and clear ocean waters!

    have you been in pnamungajan & balamban in the west? or stakili and other beaches in the eastern part of cebu? they have dark sand.

  • mactan island is an exception. most of the white sand beaches all over cebu province (including the islands of camotes, malapascua, bantayan, sumilon, capitancillo, etc.) are natural.

    mainland cebu has 44 municipalities with 167 surrounding ISLANDS, many inaccessible, uninhabited, unexplored or exclusively. do these have white sand beaches? GO FIGURE.

    I wonder if I'd be able to visit all the islands in cebu in my lifetime.

  • Mr. Banugnogski, i did not mean any harm when i said those pictures don't look like they are from cebu beaches. That's because they are too beautiful. I know that most of the good beaches in cebu are inaccessible to the masa. and that most are outside the mainland, i.e, the beautiful beaches of sumilon, bantayan, malapascua, camotes, badjan, etc.

  • I may not know how many islands and islets and sandbars there are in Cebu. I don't have time to count coz i'd rather enjoy the beauty. Unlike you, too busy to count and memorize all the those info, you are not even sure if you will have the time to visit em all. tsk tsk
