You can get the instrumental/vocal tracks at various sites like WorkSessions or another site made for DJs/remixers.

The program here is called FruityLoops and you can adjust vocals using pitch, feed, etc. and alter the sound of it so it is deeper as heard here.

So toxic 3 has really good Synths for House and Dance Music but also cool Leads for Rap and R&B.
