Zone stacking might "look" unrealistic, but it actually is just representative of higher zone density.
A building is not shown to scale in the game, otherwise it'd be far to wide to be realistic.

In fact its very realistic as far as actual population density is concerned; the highest population density you can achieve is really about 20,000 citizens per square mile, which is not that much compared to some real life cities.

Don't put in buildings before you can't afford them. Buildings like the police department have a funding cost. Be sure you can pay the funding cost. You can reduce the funding cost, but that will reduce the efficiency of the building.
You should start off with roads. They pollute but they're also cheaper. Railroads also have a higher funding cost. (I think.) So as your income gets higher. Replace your roads with railroads. railroads don't pollute. You should be able to re-place ALL of your roads by the time your city is finished. Fire departments also have a funidng cost. If you wish to find out the funding cost of a building. Put it in your city and wait until the end of the year. (Until the tax window shows up.)

You can adjust how much money you're getting from zones by changing the tax rate. (The higher it is. The more money you get.) How ever. If you raise the taxes to high. Then your sims will get mad because they wont pay for those high taxes. So your demand will go below zero and a ton of people will leave your city. Most sims feel that a 7% tax rate is fair.
Other buildings will bring money into your city such as the casino or the zoo. The money collected from those buildings will be added to your sepcial income.
How did you get water onto a free map? (or so many free land spaces on a water map)? How did you beat the limit of three gifts per type per map? How did you get zones to develop without transportation? How did you get land value to tweek at the edge of the map to have tall commercial zones right next to fully developed Industrial Zones?
After tweaking everything I can think of in the game, I just can't imagine this being done on the console. The nuclear plants are decimated, and then fixed into perfect positions; basically, you've blown the limit on every gift. This just does not seem possible without cheating; please, tell me how the fuck you did it.
my highest was 400k, but then i realized my map was too small :/ still, one question: how do you get all these parks (with the lake in it). i always wanted more, but only got one.
I once reached the 500k mark using this same map (#61) but fell below and was never able to reach it again. What makes your case particularly crazy is that you managed 700k even with all those undeveloped residential squares.
lol FINALY got a mega today! i tried this like 10 fkin years ago and got 497k and couldn't jam another person in. i didn't play the game for 10 years after that lol but i finaly decided to give it a go after seeing some of the mega's on youtube. i didn't use ar or zone stacking to get the mega either.
Cheat alert. Some zones do not have roads/rails beside them, and they are required for growth.

The Mario Statue is a separate gift given to commemorate the day your city hit the 500k mark.
It raises land value for any zone.

You get the large parks by building a ton of park land early on in the game. Just build it anywhere after you do the money cheat.
If you play without the cheat, the best thing to do is build roads early on, then the city gives you casinos that rake in the cash.
