  • @mrhaider I know that technically, they are not supposed to ask for a deposit but they often do and just won't rent to you if you don't make one. So now that you've made one, don't dwell on it. If you signed the lease, you're in contract and you have to pay the rent. The deposit should go toward your first month of rent, if you're in Quebec.

  • Tenants have less rights in the U.S. (of course). Many landlords in and around NYC raise rents high, so they can move illegal workers into apartments to work for rich people. They can make much more money, renting a 1 bedroom apt to 5 or more "day laborers", at around $350 per month, than 1 tenant for $1200. It is illegal but the govt never enforces laws for rich ppl..

  • Rents will be skyrocketing everywhere because so many people are unable to pay mortgage payments, property tax payments, or homeowners association dues on their houses. They are forced to become renters....the 'supply and demand' paradigm is shifting dramatically.

  • Near the beginning of the dotcom boom, around 1996 in Silicon Valley, we had rented for 11 years when the landlord gave us a 30-day notice. Vacancies were only about 2% and we ended up on the street. A family of four-- jobs, savings, and no debt. The courts ruled that I had to pay the lawyer fee when the landlord took me to court as a means to evict me because we stayed 30 days longer because we had no place to move to. The courts aided landlords to throw people out illegally at that time.

  • The clerk at the court (confidentially) told me that the judges were doing this to MANY people. Silicon Valley began the Age of High-tech Greed at that time and the judges were willing participants in subversion of the laws.

  • I used to work for a slumlord back in the 90s. Conditions were very different back then. I would often go to the regie to go get a legal decision against t tenants who had stopped paying their rents for several months. With the legal decision from the regie, we would then be able to send bailiffs to kick them out and seize any of their valuables.

  • well my story is that the landlord that is the swedish goverment beucase my city own this company hires this cheep contracters from east europe that comes to fix the roof at 7 00 a clock in the morning at saterdays and sundays and the are doing this for about 6 months, it takes less time to build a hole house anyway the company goes bankrutt and then the have to hire a real swedish company that fixed it in about 2 weeks and we dont got a penny back on the rent.

  • It all really depends on whats in the original contract. you can add any clause as a landlord, and if your tenant signs it, its a contract. as a tenant you can alter the terms before you sign it and present it to the land lord, providing you know the legal ease in the first place.At least here in the U.S. Hey does anita need extra money, cause i got a couple things i could use her for.

  • Q: Why do people rent apts ? A: To help pay their morgages. I must have been one of the good landlords my tenants stayed with me 3-5 yrs at a time they usually left to buy a house of their own The last tenant I had for 7 yrs and sold the house with her in it to the new landlord who kept her on. My tenants took care of the place and payed their rent on time. Thats basiclly all a landlord looks for. I never raised their rent because they were good tenants period. NOW DO YOU GET THE PICTURE ?

    I'm all for tenant's rights. I think LandLords all too often benefit more from the arrangement. That said..

    I've NEVER heard of this Automatic Lease Renewal. From what I've experienced, it nearly always switches to a Month to Month arrangement once the initial duration of the lease has transpired.

    Now that doesn't allow the landlord to raise the rent willy nilly.

    But conceivably the landlord COULD raise the rent after two month's notice through registered mail.

    Just my 2 cents!

  • @rdority On further investigation, I found out that in the US most leases are month-to-month and the landlord can raise them as much as about 6% a year. It's mostly the very poor who rent like that and the landlords seem to have a lot of trouble with their tenants. It's not like that up here, it's totally different. The only people that applies to here are the REALLY poor ones, like bums, who rent rooms by the week or month.

  • Uprated & faved. Had a good rent-stabilized apt in NYC for years, but sure enuf, the landlord had tried to mess me up & got caught at it by the Conciliation & Appeals Board. I was lucky & vowed to be more informed. I sublet 2x but made sure to notify him properly w the correct form via reg mail, then sent sublease details, followed rules, made no profit. Sure enough, both subtenants tried to screw ME! Idiots! Very hard for French landlords to evict bad tenants. :( A drag for neighbors.

I rented an apartment back in 2006 or so....was an oldish place,. built in the 70s....... fucking infested with ghosts..... sounds nuts, but it got so bad i had to remove the battery from the smoke alarm cause it kept going off at random hours without warning........ the place was infested with dead people i swear........ creepy.... had to move out of there after a few months.....

  • Also with a weekly tenancy the landlord or tenant must vacate the premises within 28 days. but it still requires a 60 day notice of intent to vacate or eviction. It is good prctice to take pictures of the premises before a tenant moves in so that there is no dispute when they vacate the property. If it's not in the same condition they will lose their deposit.

  • Well over here a landlord can legally increase a tenents rent by 6% each year. Although I have never increased my tenants rents as a matter of fact I always tried not to increase the rent because if they are a good tenent and by good I mean the were not late with the rent and kept the apt. in it's original condition as when they moved in. Landlords don't like to loose good tenants. We have the new tenant sign a rental agreement with the understanding it was a weekly tenancy. Continued .....

I had a landlord (he bought building from my landlord of 4 years)who used to come into my apartment and go thru my things and he jacked up my rent 60% and gave me 2 weeks notice verbally. I am here in NY. When he found out I was involved in politics and 'knew people,' he evicted me. He kept the interest on my security deposit and told me.+

  • @GuysCallMeShawna A private rental contract is all you needed. Why should the state intervene? If there is breach of contract, sue for damages, privately. Here in Quebec the government rent control authority "allows" a 1-2% rental increase yearly. Completely unrealistic. This has led to almost zero new apt construction in the last 30 years. Everybody suffers. Another brilliant government intervention.

  • @CheekyMonkey888 other neighbors overheard him talking on the phone to someone saying that he didnt know what my problem was because I could get my rich Dr. boyfriend to pay the rent for me. This made it obvious he was stalking the building and saw my twins'( who I was pregnant with at the time) father had NYS MD license plates. These laws are to prevent that 'usury' senario.

  • @CheekyMonkey888 You're talking about contract law which covers much of what truther girl says;with the dumbing down of society, it's been my observation that most people are too afraid or lack the skills -due to the gradual switch from education institution to federal government sponsored indoctrination centers- to be able to research effectively or legibly and comprehensively write a complaint let alone UNDERSTAND what is written. I agree limiting increases isn't a good way to prevent usury.

  • I don't believe the problem is as widespread as you believe .

    If a landlord raises rents above the market rate , tenants will move & the landlord will have a vacancy until he ( or she ) re-rents it at , probably , the correct market rate .

    If rents do increase at a higher than normal rate , this indicates a shortage of rental property , & the higher rent will "advertize" for more supply . When new apartments are built , rents will stop rising at the high rate .

On the 29th i have a meeting with them and the lawyers to see if they are willing to settle cause all i want is the medical bills paid. If it goes to court he will lose cause the deck itself was not up to code or even inspected by the county

  • My ex landlord tried to get me to sign a paper i refused. he got heated but left. he was an asshole. he even changed the locks while i wasn't home. he can't do that either. he was mad cause i reported him to the building inspector for a plumbing problem that turned out he was gonna have to fix more things when i left.

  • It's like when you get a collection letter from an agency. You have 30 days to respond or it's assumed you owe the money. Send registered letter immidiately to the Collection Agency; advise them you have no memory of the loan. Ask them you send your a copy of he contract signed by the lender and you. Very important that it be signed by the lender and you. If it is signed my one only there is no legal contract. Everything in the courts is contract law *UCC Law."

  • Generally speaking if there is no contract then the collection agency is attempting to separate you and your hard earned money. By the way. In California the Statute of limitations on debt is 4 years. If you are contacted after the expiration of the statute of limitations the legal obligation has expired. This happened to me and I gave the facts. I was asked, "Well is that a reason not to pay?" I said, "Hell ya! It's the best reason in the world not to pay." He laughged and hung up.

  • this works for more than just land lord rental notices, it works for every thing you get in the mail that says notice, thats why it always says notice and voluntary. its a contract and this is contract law, agreement by acquiescence or counter offer there offer.

  • @ORIANA250 also works with traffic tickets, they always say OFFENCE NOTICE. just send them a notice back with in ten days accepting there offer with condition they can't meet, if they fail to respond your offer stands as truth and they accept your conditions by acquiescence. I always put it on 8.5 x 14 legal size paper and send get it notarized before I send it registered.

  • Great advice Sonia. For American residents go to your state's local .gov website and look up "tenant's rights" otherwise contact an attorney that specializes in housing/tenancy/renting to go over your lease agreement/contract if you have questions.

  • @Darrow760 I explained in the video that this is local law, here in Quebec and that you have to check what the law is in your area. But in any case, you should always know your rights as a tenant or you will probably get screwed.

  • @waterchildtera Yes, I mentioned that. This applies to 1-year leases in Montreal, possibly elsewhere. However, the principle that you all contracts are offer and acceptance and that you have to respond to all notices applies everywhere and to everything, especially when it comes to leases.
