my father lost his electrical business in a similar situation with a county contractor that had him do 250, 000 dollars in work material & labor then stiffed him on 2/3 rds of it. it was a public school so he couldn't do what you did. always get paid as you go.

You put a builders lien on it. The title cannot transfer until the money is paid. I know as I bought a home that had unpaid renos. Money came out of the sale proceeds to pay the lien off. The former owner was sure mad.
