man i am goin through the same thing! my house was built in 1901 and all the floors run under the walls and all the old baseboards break- the floor rotted under tub- now entire bathroom is out and part of the closet on the other side lol o.0 i set and try to figure out what im gonna do at certain areas just like u were doin- always comes down to "Fu** it- rip it all out and start from scratch"
if you use floor leveler on wood make sure it has LATEX in it or add latex milk to it. That looks easy to fix. I seen a lot worse. Get the doorway area as level as possible and make a big 6" wide transition out of beautirul wood on a table saw or use some glass tile...

repair everything underneath and if you still have an issue with the transition, use floor leveler...it dries rock solid.
