The practice of collecting "earnest money" is a really awful one. If I'm investing my time, energy, and resource into researching this business under the assumption that this business is being represented accurately. The burden is on *me* to vet the owner's/brokers claims about the health of this business. I'm not asking the owner to take his biz off the market while I do due diligence? If anything, the owner should put up a deposit to show good faith that his biz is as-represented.

RESPECT needs to be on both sides.
I have been through bad BLI's and due diligence before, but competant brokers keep this to a minimum.
