@12345ificationbarney for the Tenpenny Tower suite you talk to Lydia Montenegro or Michael Masters (depending on who you sided with during the Tenpenny Tower quest) in the shop in the tower lobby. If you kill either (or both) you can't upgrade your suite. For the Megaton house, you talk to Moira at Craterside supply

Plus theres only 2-3 ghouls when you let them takeover.

@threehundredryans1 I just killed Tenpenny and took the key. But the only way you can get in is from the balcony. If you take the key, Godfrey will still tell you jokes, give you water, and a haircut. But you cannot buy themes if you take the key off of tenpenny, but you can still leave your stuff there, and sleep there.

Most people use their house only to sleep to regenerate health, and store stuff, so, in wich house do you get quickest to a desk and a bed? Megaton or Tenpenny?

It's quicker to get to your bed/locker in Megaton. Tenpenny makes you go inside the hotel, take an elevator, then go inside the room, and all three of these things have to load. Megaton, it's just go inside the house and sleep. I've done both, megaton is quicker. One bonus for Tenpenny, however, is the stores carry more money so you can usually sell all your loot in one city as opposed to fast traveling everywhere and wasting daylight.

No.

To get a house in Megaton you need to disarm the bomb there.

To get the suite in Tenpenny Tower you need to detonate the bomb.

If you killed Mr. Burke and/or Mr. Tenpenny you are fucked.

If you killed Lucas Simms, yet disarmed the bomb you can still get the key from his son.

What I do,

Do her quests, go local on all the citizens and sell their stuff to the shopkeepers, then kill the shopkeepers ad sell their stuff to the traveling sales guys, then blow the town to the shit.
