One way to avoid this is get a Key Scan system in your building and keep close tabs on the cards. We've had tenants bringing in other illegal roommates and there was one hell of a mess when they left without giving notice! Tenant is wrong, he has no right to sublet. The laws are all for the tenants now and getting a hearing to get people out is taking longer than ever. Gov has rent controls, but don't help fast evictions, no wonder there are so few Gov rentals - they know how much it costs!!!

In a place like Canada I would only rent to someone that kept a 1 year rolling average deposit ( the tenant pays 1 year ahead of time constantly ).

I'm a landlord here in VA. that does not happen here we have laws that is fair for both Landlords and tenants bottom line if you don't pay rent you have too move you get one appeal too prove you paid your rent if you can't you have too move it only takes 10 days after the court date tenants have too go so all together from fileing to move out 30 days and if they don't move you can call police show your court paper and they will be removed from the house or be arrested end of story
