@alexxur: I've started in april last year and its still ongoing. Most of the time is involved in creation of the 'props'. Currently I'm not too pleased with the results I'm getting. I'll have to spend some more time on the shaders :). But it works very motivating to get positive comments on this work.
I don't know wether time investment vs. efficiency are the only criteria.
For me, there was no initial investment required as UDK is freeware until you make serious money ($50.000 and up). It's quite easy to get a nice looking environment. I'm sure UDK is not the fastest/ easiest way to get a realtime architecture vizualisation (especialy compared to Lumion). But those kind of programs are just too boring. I'd like a deathmatch game at those places aswell :)

Incredible that a video game engine looks so good in real-time without high-end ray-tracing.

@deepcut66: Well, the render engine in UDK (Lightmass) does render ambient occlusion with a ray-trace type aproach.
