You should look into pick-pocketing a little more often to get your skill up Lumin. There's a perk at 50 skill that increases your carrying capacity by 100 which I'm sure would be a godsend for you. I know it was for me.

I know you're working on your house, but since you're not fast-traveling in this playthrough you won't always have easy access to the storage of it, and that extra 100 comes seriously in handy.

Aha! The most glorious adventures of lumin and frost. Btw horses don't die as easily as you might think, except for some glitch where the horse flies into the air just as you dismount it.

Now just finish one or two of the quests under the misc quests. Finding, buying or stealing a few more flawless amethysts or sapphires should be the easiest and fastest way.

Oh and once you get the house (and buy the upgrades from Anuriel), be sure to check behind it, since there will be a garden that regrows every month.

lol, you found it out the hard way anyway. yeh, I too thought that the weight change is a bit illogical.

Now you just need to do a few misc. quests around the town to get the option to purchase the house. gl Lumin !

leather is heavier than pelts so I'd suggest you to keep the stinky pelt as it is, if you want your inventory to be filled with more glorious treasure ;p

-Lol, at the end...total confusion. The end of many quests inside Skyrim leave you feeling like you've just awoken from a drunken stupor. Anyways, you are right about the horse, with it you can break many quests just buy walking up the sides of mountains. There is one quest where you get a new dragon shout that you can skip a 45min long dungeon just by hopping up the mountain ^^
