Richard, WOW sounds easy but not realistic as there are numerous proceedures missed to get a property closed. In Texas we dont use lawyers but title companies.

I bought a house without paying ANY fees. I just used a Realtor and we put in the contract the seller was to pay the Realtor's fees. The Realtor also used state-approved forms and was trained and professional in negotiations as well as price consultation and setting me up with a great inspector and chimney contractor.
