Never EVER put carpet in rental homes, especially if it is going to be rented to low income people. I go to Home Depot and gets cheap laminate wood floors for 75 cents a square foot. Looks sleek and sophisticated and easy to clean up after ignorant tenants. The three things that keep me up at night: Deliquent rent, vandalism from the tenant, and major things breaking. (furnace, plumbing, electrical, etc.) Other than that I making a 30% return on 4 $32,000 houses I bought.
Okay as a landlord did you ever once inspect the house? If you give 24 hors notice they have to let you in -- face it you did not do your job and got what you asked for.
I inspect every 6 weeks - minimum - if they dont like me looking inside there house with my video cam rolling move out.
I had a renter that though it would be funny to wreck up a home rented to him. I followed him from his work to the new place he moved to. After that I knew where he lived and where his car was parked all night. Lets just say things got evened up. I can't recover the damage but at least I feel better.

I'm so sorry for your loss (damage). I also live in Florida (Pasco County). My wife and I were thinking about buying property (real estate) and renting it out. During the last 2 weeks, we discovered there are more laws protecting renters than there are for landlords. After my wife and I saw your video, we agreed NOT to invest in real estate property as a rental. Again, sorry for your loss but you might have saved us from making a big mistake. This is bad, I don't know how is my brother's apartment, I hope he doesn't have to deal with this at the end of this long process. He has been in court and the judge seems he is helping them to stay and extending the days for my brother's tenants keep living at his place for free longer... I have posted some videos of them so if you see them one day just be aware of these tenants too

Its called encopresis, its a psychological disorder and often accompanies some form of child abuse (not always). Abuse is correlated with poverty.
So yes, the parents are to blame, but they could also have caused this disorder in their children (again parents to blame). When a child has encopresis or enuresis, word travels far and fast. So yes, it is likely that someone would have told the landlord, and the neighbor, and teacher, and school counselor, and friends, and the bus driver.

Bware of these types of people, the state always takes their side, even the judge. Make sure you have official police reports & other copied official documentation when dealing with them in court.

Out of about 100 that I have cleaned, 2 were well cared for and didn't have holes and absolute pigsty conditions. Clothes on the floor can be picked up and thrown out. I've had to shampoo cat poop out of shag rugs, repair numerous holes, throw away couches and other furniture too trashed to be worth selling (had to remove the window to get one couch out)and the iron in the water here worsens it.

Well Twitchey , I'm sorry you should have been in Herlong California in the early 90's and I could have shown you a few. I had to clean them. They came to a point where they required the troops' family to write a check and base housing would hold it, and I would get it when I finished- I had 3 days. I worked 16 hour days to get it done. Sorry you are wrong, they DID leave it a pigsty, I HAD TO CLEAN THEM. I had to be inspected. And not a speck could be left. I had to fix the walls, etc.
I think its a good idea to post them. One family took up my whole youtube with their story. She scammed everybody in Illinois and is now basically trying to do it the Greater GAinsville, FL area (Gilchrist County)
do you relize that what you post on the internet if it defames someone that the OWNER of the site and the person who posts it are liable? it doesnt amtter whether they are correct staements or not...if it hurts their reputation you are liable and therefore can and will be sued...there are other ways to prevent people from getting by with being horrible tennants...a bad credit record doesnt mean nothing...

My girlfriend handles bank foreclosures and we were just talking about this very subject. Usually its not worth the time and money to pursue tenants that do this.

Perhaps you can file a police complaint, and that would show up on their record the next time a landlord does a background check on those folks.
